VP of Development
Job Description

Essential Duties & Responsibilities:
- Source and originate new project deals in multifamily market rate;
- Research and identify new markets for company expansion;
- All aspects of review during a land contract inspection period, inclusive of (but not limited to) title review, environmental, entitlement risk, fee estimation, etc.
- Land Seller relationship & contract compliance;
- Oversee all proposals and bids put forth by the team to ensure they meet our investment strategy;
- Analyze financial investments of each project to ensure profitability;
- Oversee multifamily development process from inception to completion;
- Proven track record of having worked in corresponding market, and ability to work with architects, attorneys, brokers, owners and lenders;
- Capacity and experience with transactions and deals within their market;
- Handle a pipeline on land for new development and future development projects;
- Candidate must be capable of leading a comprehensive program with the highest degree of professionalism;
- Must have supervisory, management, and planning skills as well as leadership skills and an ability to inspire staff;
- Creation and implementation of a development budget, appropriately budgeting and sizing a community based on available sources of financing, and preserving the budget bottom line;
- The negotiation and managing of the design, legal, investigative, and oversight consultants;
- The processing of plans through all levels of governmental approvals for entitlements, permits, and utilities, inclusive of satisfying all punch list items;
- Work with servicers and lenders to favorably underwrite each transaction, providing all due diligence and financial documentation for underwriting and subsidy layering;
- Review and comment on all loan documents and coordinate their execution; and,
- Provide bi-monthly status reports on each project.
Education
- A bachelor’s degree or equivalent experience is required and a minimum of in real estate development/architecture
- Master’s degree preferred

- Stickler for Policies and Procedures, along with documenting and implementing
- Strong presentation skills and ability to communicate with executive-level Board of Directors, City officials, landowners, etc.
- Technical Skills: Proficient in Excel
