About the Role
As the Utilities Manager, you’ll lead the charge in managing and optimizing utility programs across a diverse portfolio of properties. You’ll ensure billing accuracy, control costs, enhance sustainability performance, and uncover actionable insights that drive smarter, greener operations.
You’ll oversee a small but mighty team, collaborate with leadership, and serve as the bridge between operations, finance, and sustainability initiatives—helping to turn data into decisions that matter.
What You’ll Do
- Lead utility operations across the portfolio, including supervising an analyst and ensuring accuracy in data, budgets, reporting, and compliance.
- Monitor and report on rate changes, consumption trends, and performance metrics.
- Investigate anomalies and coordinate with internal teams and vendors to resolve issues quickly.
- Develop and manage budgets, ensuring transparency and clarity in utility variances.
- Partner with leadership to provide insights and recommendations for efficiency and cost savings.
- Oversee vendor performance to ensure compliance with lease terms and company policy.
- Manage transitions during acquisitions, from utility account setup to vendor onboarding.
- Ensure compliance with all mandatory energy filings and sustainability regulations (e.g., NCUC, ENERGY STAR).
- Champion sustainability efforts—participate in committees, refine practices, and support company-wide green initiatives.
- Continuously improve—develop and enhance SOPs to streamline operations and boost performance.
What You Bring
- 3–5+ years of experience in utility management, financial analysis, or sustainability (real estate experience preferred).
- Bachelor’s degree in Business, Finance, Sustainability, or related field (or equivalent experience).
- Proven experience managing utility budgets and third-party vendors.
- Strong analytical and problem-solving skills; you love turning data into insights.
- Expert in Excel and comfortable with utility management platforms.
- Excellent communicator—able to collaborate effectively across teams and levels.
- Organized, proactive, and detail-oriented with a knack for driving cross-functional projects.
