Location: Santa Ana, CA   Specialization: Land Surveying

Senior Survey Mapper / Mapping Manager / Director of Mapping Services
Location: Orange County, CA

We are working with a growing, technology-forward civil engineering and land surveying firm in Orange County that is looking to add a key piece to their team: an experienced Survey Mapping professional who can serve as their in-house expert on subdivision and mapping deliverables.

This role is intentionally flexible in title and scope. It could be a Senior Mapping Technician, LSIT, Licensed Surveyor, or Director-level professional depending on experience. The common thread is deep expertise in mapping and a strong understanding of California land surveying requirements, particularly the Subdivision Map Act.

If you enjoy owning the mapping function, working alongside a strong field and survey team, and being the go-to technical authority, this is a unique opportunity to step into that role.

What You’ll Do

  • Serve as the in-house expert on subdivision and survey mapping
  • Prepare and oversee subdivision maps, including large, complex developments (residential communities, schools, parks, open space, mixed-use)
  • Interpret and apply the California Subdivision Map Act and local agency requirements
  • Coordinate closely with survey crews, engineers, and project teams to ensure accurate and timely deliverables
  • Review mapping deliverables for quality, completeness, and compliance
  • Provide technical guidance and mentorship to junior staff as needed
  • Interface with municipalities, agencies, and clients throughout the mapping and approval process
  • Help streamline and improve internal mapping workflows and standards

What We’re Looking For

  • Strong experience in survey mapping within California
  • Working knowledge of the Subdivision Map Act and local Orange County jurisdictions
  • Background preparing subdivision maps, parcel maps, tract maps, and related documents
  • Proficiency with industry software (AutoCAD Civil 3D or similar)
  • Ability to manage multiple projects and deadlines
  • Strong attention to detail and ownership mindset

Preferred (but not required):

  • LSIT or California PLS license
  • Experience leading or overseeing mapping teams
  • Exposure to large-scale land development projects

About the Company

  • Established in 2019, now over 50 employees and growing
  • Offices in Orange County and Sacramento
  • Strong, established land surveying team with 4–5 field crews
  • Equipped with modern technology including drone capabilities and licensed drone pilot
  • Actively integrating AI tools to improve efficiency and productivity
  • Collaborative, growth-oriented environment with strong leadership and clear direction

Compensation & Benefits

  • Highly competitive base salary based on experience and level
  • Defined annual bonus program with clear performance metrics
  • 401(k) with dollar-for-dollar match up to $10,000
  • Unique 5-year anniversary benefit: company-sponsored long weekend getaway for you and a guest (destination flexibility)
  • Comprehensive benefits package

Why This Role Stands Out

This is not a plug-and-play technician role. This is an opportunity to own and shape the mapping function within a growing firm that is investing in technology, people, and long-term growth.

If you’ve built strong mapping expertise and are looking for a role where that skill set is truly valued, this is worth a conversation.
