Superintendent - Residential

The Opportunity
We are partnering with a real estate development and construction organization to identify a Residential Superintendent to oversee day-to-day field operations on ground-up multifamily wood-frame projects. This role is ideal for a hands-on, detail-oriented leader who takes ownership of quality, schedule, safety, and subcontractor coordination in the field.
Role Overview
The Residential Superintendent is responsible for directing and coordinating subcontractor activity, enforcing construction standards, and ensuring work is completed safely, efficiently, and in accordance with construction documents. This individual serves as the on-site authority for quality control, scheduling, and daily execution while supporting the Project Manager with reporting and coordination.
Key Responsibilities

Coordinate, direct, and schedule the work of subcontractors across all trades

Maintain a strong understanding of subcontractor scopes of work, performance criteria, and construction standards

Enforce standard construction methods, quality standards, and operating procedures

Monitor subcontractor workmanship to ensure conformance with plans, specifications, and quality expectations

Create and manage subcontractor punch lists for deficient or incomplete work

Establish and maintain project schedules aligned with overall project completion dates

Coordinate, schedule, and attend inspections with municipal building departments
-
Review and accept owner-furnished material deliveries for accuracy and completeness

Assist the Project Manager with daily reporting and jobsite documentation

Monitor and enforce company safety programs and jobsite safety requirements

Maintain positive working relationships with architects, engineers, subcontractors, suppliers, employees, inspectors, and the general public
Experience & Qualifications
Required:
-
Minimum of 3 years of experience on ground-up multifamily wood-frame construction projects

Strong understanding of quality building practices and construction sequencing

Ability to oversee and coordinate multiple subcontractors and trades simultaneously

Strong problem-solving skills with the ability to quickly identify and resolve issues

Good verbal and written communication skills

Ability to work effectively under pressure in a fast-paced environment

Proficiency with Microsoft Outlook, Word, and Excel
