Senior Real Estate Accountant - Atlanta, GA
Perform accounting and reporting functions related to the development and operation of real estate for
assigned properties and joint ventures; assist Accounting Manager with regional reporting, training of stafflevel
accountants, and other projects as needed
Supervision
Reports to: Accounting Manager
General Qualifications Required
Education: Bachelor’s degree in accounting or finance preferred or additional real estate accounting experience
Licensing: None required, CPA or CPA candidate a plus
Experience
- Minimum of 4 years advanced accounting experience required
- Real estate accounting experience preferred
- Intermediate Proficiency in Excel
- Experience with Yardi preferred

Major Areas of Responsibility:
Development
Responsible for development portfolio of multiple regions. Work with regional construction managers to ensure that all costs are tracked in Yardi, reconciled to contract, and paid timely
- Review constructions budgets, budget revisions, and work with construction managers on variances
- Work with construction/development manager to ensure development reports are updated monthly; review monthly development fee calculation prepared by staff
- Track real estate in Yardi through progression from land to development and stabilization
- Track all costs in Yardi subledger through job codes and categories
- Review closing statements; prepare and record the purchase/sale entry for acquisitions or dispositions
- Review monthly capital expenditure accruals
- Review capitalization calculations on all projects in development
- Supervise and review staff accountants’ properties, training of staff accountant on developmental process
Operations
- Review and post journal entries, receipts and charges
- Monitor A/R and communicate potential A/R issues to management team
- Review CAM reconciliations for current and past tenants
- Review quarterly straight-line rent reconciliations for assigned regions and joint ventures
- Review month-end close packages: review of trial balance, income statement, balance sheet, general ledger, budget variances, development report, accounts receivable, accounts payable, and other balance sheet accounts
- Review all property level accruals
- Review the calculation of management fees
- Review monthly bank reconciliations
- Supervise and review staff accountants’ properties, training of staff accountant on operating process and procedures
- Working with Property Managers, regional teams, external advisors, tax team and FP&A team to verify proper accounting of transactions
Joint Venture Reporting, if applicable
- Review all reporting requirements for joint ventures as assigned, including management packages and other reports as requested
- Prepare contributions, distributions and net income allocation for assigned joint ventures
- Review joint venture elimination entries monthly if applicable
- Review depreciation calculations prepared by staff accountants
- Review all fees including but not limited to, development fees, management fees, financing fees, budget savings fees and administrative fees.
Support Functions
- Assist with preparation of audit schedules and work with external auditors as necessary
- Participate in the preparation of the annual business plan
- Review tenant rent letters prepared by staff accountants
- Prepare assigned month -end reconciliation schedules following the completion of property close.
