We’re partnering with a rapidly growing, owner-operator to identify a dynamic Regional Property Manager who brings both strategic insight and hands-on leadership. This is a high-impact role overseeing a four-property portfolio (Class A/B, ranging from new development to 25+ years old), offering the opportunity to directly influence performance, culture, and long-term success.

This isn’t a “from-a-distance” regional role — we’re looking for someone who thrives in the field. You’ll be on-site Tuesday through Friday, partnering closely with Property Managers, coaching teams, and driving execution. You’re just as comfortable diving into the details as you are stepping back to think strategically.

What You’ll Do

  • Drive financial performance across the portfolio, ensuring assets meet or exceed budget and proforma expectations
  • Maintain the physical integrity of communities through regular site visits and inspections
  • Prepare and present owner reporting packages, including budgets, business plans, marketing strategies, and monthly reports
  • Analyze financials, rent trends, and market data to inform strategy and maximize NOI
  • Act as a key liaison with ownership, communicating performance insights, risks, and opportunities
  • Ensure compliance with all company policies and regulatory requirements (Fair Housing, EEO, ADA, OSHA, etc.)
  • Oversee and evaluate capital improvement and replacement plans
  • Lead talent strategy — recruit, develop, and retain high-performing onsite teams
  • Monitor and adjust marketing and leasing strategies to maintain strong occupancy and revenue growth
  • Review and guide resident retention and renewal initiatives

What We’re Looking For

  • 3+ years in a multi-site Regional (or equivalent) role overseeing 800+ units
  • A true industry professional who has grown their career within property management
  • Proven ability to analyze performance, identify gaps, and execute solutions
  • Strong leadership presence with a passion for coaching and developing teams
  • Comfortable balancing hands-on involvement with effective delegation
  • Willingness to travel regularly and be onsite multiple days per week
  • Proficiency in Microsoft Excel and Office Suite
  • Experience with property management systems (ResMan preferred)
  • Positive, energetic, and collaborative — someone who elevates the people around them
