Regional Property Manager – Charlotte, NC

Class A/B Multifamily Portfolio Growing Owner-Operator

We’re partnering with a rapidly growing multifamily owner-operator to identify a dynamic Regional Property Manager based in Charlotte. This is a high-impact leadership role overseeing a 7-property Class A/B portfolio, offering the opportunity to directly influence performance, elevate onsite teams, and help shape the continued success of one of the organization’s top-performing assets.

This is not a “from-the-distance” regional role. We’re looking for a hands-on, field-driven leader who thrives in the communities, works closely with Property Managers, and is equally comfortable coaching onsite teams as they are analyzing performance and driving strategy. You’ll be onsite Tuesday through Friday, serving as a visible, engaged leader across the portfolio.

Many of these communities are already performing strongly—several in the upper 90% occupancy range—so the focus here is not overhaul, but elevation: strengthening leadership teams, improving accountability, and ensuring consistent execution across KPIs such as leasing performance, Knock scores, and operational standards.

You’ll report to an energetic and highly engaged leader who values initiative, accountability, and fresh thinking. The ideal candidate brings strong presence, positivity, and the ability to inspire teams while holding clear performance standards.

What You’ll Do

  • Oversee financial performance across a 7-property Class A/B portfolio, ensuring assets meet or exceed budget and proforma expectations
  • Conduct regular site visits (Tuesday–Friday onsite schedule) to ensure operational excellence and physical asset integrity
  • Analyze financials, rent trends, and market conditions to drive NOI optimization and informed decision-making
  • Prepare and present ownership reporting packages, including budgets, business plans, marketing strategies, and monthly performance updates
  • Serve as a key liaison with ownership, providing clear insights into performance, risks, and opportunities
  • Lead onsite teams through coaching, accountability, and development of high-performing Property Managers and staff
  • Ensure compliance with Fair Housing, EEO, ADA, OSHA, and all company policies and standards
  • Oversee capital improvement planning and execution across the portfolio
  • Guide leasing, marketing, and renewal strategies to maintain strong occupancy and revenue performance
  • Strengthen resident retention strategies and ensure consistent execution across communities

What We’re Looking For

  • 3+ years of experience in a multi-site Regional Property Manager (or equivalent) role overseeing 800+ units
  • A proven career property management professional who has grown within the industry
  • Strong analytical skills with the ability to identify performance gaps and implement solutions
  • A confident, direct leader who holds teams accountable while developing and motivating them
  • Hands-on leadership style with the ability to delegate effectively and build strong onsite trust
  • Willingness to travel frequently and be onsite multiple days per week
  • Strong proficiency in Microsoft Excel and Office Suite
  • Experience with property management systems (ResMan preferred)
  • Energetic, positive, and collaborative leadership style that elevates those around them
