Regional Property Manager
Job Description
We are seeking an accomplished Regional Property Manager to oversee a portfolio of beautiful, conventional multifamily communities located in Nashville TN, Louisville & Bowling Green KY & Columbus OH. This is an exciting opportunity to join a well-capitalized, stable, and expanding owner-operator that continues to grow its footprint through acquisition and new development.

Key Responsibilities
- Oversee the operational performance of a regional portfolio of conventional multifamily communities, ensuring each property meets or exceeds budgeted financial, occupancy, and resident satisfaction goals.
- Provide leadership, guidance, and mentorship to Community Managers and on-site teams, promoting a culture of accountability, collaboration, and high performance.
- Analyze property performance and implement strategies to drive NOI growth, control expenses, and optimize revenue through effective rent management and marketing initiatives.
- Partner with maintenance teams to ensure asset preservation, safety, and high-quality curb appeal across all communities.
- Monitor leasing, renewals, and resident retention efforts to sustain strong occupancy and positive resident relationships.
- Collaborate with ownership and senior leadership to develop and execute short- and long-term operational strategies that align with company goals.
- Review financial statements, prepare variance reports, and provide recommendations for continuous improvement.
- Support due diligence and onboarding for new acquisitions or development lease-ups within the region.
- Ensure compliance with all federal, state, and local regulations, as well as company policies and procedures.
Qualifications
- Minimum of 5+ years of multifamily property management experience, including regional or multi-site oversight.
- Proven track record of success managing conventional apartment communities.
- Strong leadership, communication, and organizational skills, with the ability to motivate teams across multiple locations.
- Deep understanding of property operations, budgeting, financial reporting, and performance analysis.
- Proficiency with property management software (Yardi, RealPage, Entrata, or similar).
- Willingness to travel regularly throughout the assigned region.
