Regional Property Manager
Job Description
We are partnering with a growing, entrepreneurial real estate organization expanding across Central and North Florida to identify a dynamic Regional Property Manager to help lead the next phase of growth!
This is a high-impact role overseeing a well-performing, fully staffed portfolio of affordable and mixed-income communities, with the opportunity to support the company’s expansion into conventional market-rate assets. Reporting to senior leadership, you’ll play a key role in driving operational excellence, maximizing portfolio performance, and executing strategic initiatives.
Key Responsibilities
- Drive financial performance across the portfolio, with a focus on maximizing NOI, occupancy, and revenue growth
- Lead, mentor, and develop on-site teams, fostering a culture of accountability and high performance
- Conduct regular property visits (~40% travel) to ensure operational consistency, asset quality, and team effectiveness
- Partner with ownership to execute strategic initiatives, including acquisitions and portfolio expansion
- Analyze financials, budgets, and KPIs to identify opportunities for improved efficiency and performance
- Ensure compliance with HUD and affordable housing program requirements (Section 8, HOME, SAIL), in partnership with internal compliance teams
- Oversee property operations including marketing, leasing, maintenance standards, and resident experience
- Review and approve budgets, monitor expenses and cash flow, and provide regular reporting to ownership and stakeholders
- Maintain strong relationships with regulatory agencies and ensure timely, accurate reporting and submissions
Portfolio Overview
- Stabilized portfolio of project-based Section 8 communities layered with HOME and SAIL programs
- Strong occupancy and operational performance across assets
- Successfully passed recent MOR reviews with high INSPIRE scores (80–90+)
- Fully staffed sites supported by established teams and infrastructure
- Backed by in-house compliance department and RealPage platform
- Active growth pipeline, including expansion into market-rate assets
Qualifications
- Proven experience in multifamily property management (regional, area, or strong multi-site background)
- Demonstrated success driving NOI and overall financial performance
- Strong leadership skills with the ability to develop, motivate, and retain teams
- Experience managing dispersed portfolios with a high degree of autonomy
- Solid financial acumen, including budgeting, forecasting, and KPI analysis
- Excellent communication and organizational skills
- Affordable housing experience (Section 8, HOME, SAIL) preferred but not required
- Exposure to or interest in market-rate assets is highly desirable
