The Opportunity

We are partnering with a property management organization to identify a Regional Property Manager who will direct and coordinate residential property management operations across an assigned portfolio. This role carries responsibility to both ownership and the company, with accountability for financial performance, operational execution, compliance, and team leadership.


Role Overview

The Regional Property Manager oversees the physical and financial administration of a regional portfolio to ensure properties operate in alignment with ownership objectives, management agreements, and company policies. This individual provides leadership to Property and Community Managers, develops management plans, monitors performance against budget, and recommends operational improvements to enhance efficiency and results.


Key Responsibilities

  • Direct and coordinate residential property management activities across an assigned portfolio

  • Develop annual management plans outlining anticipated operations and performance goals

  • Establish performance expectations and provide leadership, support, and direction to Property and Community Managers

  • Oversee income collection and expense management to maximize economic performance

  • Analyze operating results against budget and recommend adjustments as needed

  • Maintain clear communication with owners regarding significant operational issues or deviations from plan


Financial Oversight

  • Supervise preparation and submission of annual and long-range capital improvement budgets

  • Oversee contract negotiations for labor and materials in accordance with management agreements and budget guidelines

  • Review and approve purchases exceeding policy thresholds

  • Monitor budget-to-actual performance with on-site leadership to maintain financial integrity

  • Support development and implementation of annual budgets and management plans


Compliance & Reporting

  • Ensure compliance with all applicable federal, state, and local regulations including Fair Housing, ADA, LIHTC, HUD, RD, IRS, and other governing agencies

  • Coordinate, review, and submit required operating reports to owners, lenders, and government agencies

  • Partner with internal resources to address compliance issues and risk mitigation


People & Leadership

  • Recruit, hire, develop, supervise, and motivate property management staff

  • Evaluate performance, provide coaching, and administer disciplinary action when necessary

  • Support termination and staffing decisions in coordination with Property and Community Managers

  • Foster a culture of integrity, accountability, teamwork, and service


Business Development

  • Identify and pursue new property management opportunities within the assigned geographic region

  • Build relationships with property owners and developers as potential management clients

  • Represent the organization professionally within the market


Experience & Qualifications

Required:

  • Proven experience managing a regional or multi-site residential property portfolio

  • Strong leadership and management skills with experience leading teams of 10 or more

  • Deep knowledge of property management operations, financial controls, and regulatory compliance

  • Strong communication skills with the ability to work independently and collaboratively

  • Ability to manage multiple priorities in a high-pressure environment

  • Willingness and ability to travel, including overnight stays

Preferred:

  • Certified Property Manager (CPM) designation or active candidacy strongly recommended

  • Real Estate Salesperson License or working toward licensure

  • Experience stabilizing or turning around properties with operational challenges
