Real Estate Asset Manager (Office, Self-Storage, Retail Tenancy)

Location: Midland, TX (on-site; periodic site visits)

Role Summary

Own the business plans and performance of a growing, mixed portfolio—e.g., a historic office building and self-storage assets—by setting budgets, executing CapEx, optimizing leasing, and managing third-party operators and lenders. Translate investment theses into day-to-day results and long-term value creation.

What You’ll Do

  • Business Plans & Budgets: Craft and execute annual operating/CapEx plans; manage NOI drivers and expense controls; present clear variance analyses.
  • Leasing & Tenants: Negotiate new and renewal leases; partner with property management on tenant experience and retention.
  • CapEx & Projects: Prioritize and deliver projects that improve leasing velocity and asset value (e.g., access/parking controls, life-safety, lobby/common-area refresh).
  • Third-Party Management: Lead and hold accountable property managers and storage operators; align KPIs (occupancy, rates, delinquency, OpEx metrics).
  • Lender & Investor Relations: Manage debt compliance, covenants, and reporting; coordinate draws; support refinances and recapitalizations.
  • Reporting & Analytics: Produce concise monthly/quarterly packs with KPIs, rent rolls, leasing pipelines, CapEx status, and risk/mitigation notes.
  • Handoffs from Development/Acquisitions: Take stabilized or post-CO assets and execute the business plan to pro-forma (lease-up, rate management, expense discipline).
  • Community & Special Initiatives: Support events and milestones that enhance brand and leasing outcomes.

Qualifications

  • Experience: 4–8+ years in asset management for owner-operator or RE private equity; direct office and/or self-storage experience preferred.
  • Technical: Advanced Excel; comfort with Yardi/MRI (or similar), Argus/DCF; strong grasp of lease economics, CAM/TI/LC, budgeting, and lender reporting.
  • Execution: Track record delivering CapEx on time/budget; sharp vendor selection and contract oversight.
  • Leasing: Ability to negotiate commercial leases and partner effectively with brokers and property managers.
  • Communication: Executive-caliber reporting; can brief lenders, principals, and tenants succinctly.
  • Other: Valid driver’s license; site-visit travel; U.S. work authorization.

Success in 6–12 Months

  • NOI growth in line with the business plan; measurable improvements in occupancy, rent levels, and controllable expenses.
  • Completed priority CapEx with visible tenant-experience gains (e.g., access/parking, security, common-area improvements).
  • Clean lender packages and on-time compliance; stable relationships with top vendors/operators.

Compensation

Market-competitive base with performance bonus aligned to asset-level KPIs (NOI, leasing, capital execution).
