Real Estate Acquisitions Analyst (Self-Storage & Development)

Location: Midland, TX (on-site; heavy travel to target markets)

Role Summary

Help a family investment office source, evaluate, and close ground-up development and site acquisitions—initial focus on self-storage—by living in the market, building broker/owner pipelines, drafting LOIs, and underwriting deals from first look to handoff. You’ll be “always on” in the field, turning over rocks, communicating constantly, and learning the development process end-to-end.

What You’ll Do

  • Deal Sourcing & Relationships: Build a durable pipeline across target MSAs; work brokers, owners, land sellers, and local stakeholders (legal counsel, zoning, third parties).
  • Market Intelligence: Know the on-the-ground realities—zoning/entitlement basics, comps, rent and rate dynamics, replacement costs, and supply/demand for self-storage.
  • Underwriting: Build efficient, defensible models (Excel/DCF); sensitize rents, construction costs, and yields; pressure-test assumptions with leadership.
  • LOIs & Negotiation: Draft and iterate LOIs; coordinate diligence checklists and timelines; support PSA negotiations with counsel.
  • Development Interface: Learn entitlement and site constraints (civil, utilities, access); coordinate third-party reports (survey, environmental, geotech).
  • Pipeline Management: Keep leadership synced with crisp updates; maintain CRM/pipeline hygiene; prioritize high-probability opportunities.
  • Handoff: Prepare clean investment memos and transition closed deals to Asset Management.

Qualifications

  • Experience: ~2–5+ years in real estate acquisitions, development, brokerage, or REPE/owner-operator environment (self-storage or single-tenant retail/industrial a plus).
  • Technical: Strong Excel; familiarity with RE tools (e.g., CoStar, Radius+, Argus/DCF or equivalent) and comp/rent survey methods.
  • Commercial Acumen: Understand returns (IRR, EMx), capital structures, and how assumptions move outcomes.
  • Field Orientation: Comfortable traveling frequently, walking sites, and meeting sellers/brokers face-to-face.
  • Communication: Fast, frequent, and clear; executive-ready briefs and memos.
  • Credentials: BA/BS in Finance, Real Estate, Engineering, or related (MBA a plus).
  • Other: Valid driver’s license; ability to relocate to Midland, TX; work authorization in the U.S.

Success in 6–12 Months

  • Qualified pipeline with steady LOI volume; several deals advanced to PSA/closing.
  • Repeatable broker/owner coverage model across priority markets.
  • Clean, defensible underwriting packages that leadership can approve quickly.
  • Smooth deal handoffs to Asset Management with complete diligence files.

Compensation

Base salary commensurate with experience with meaningful bonuses tied to closed deals; structure is flexible given experience level (e.g., 2–5 years vs. 5+ years).
