Property Manager – Multi-Site Operations Queens, NY

We’re partnering with a long-term, stability-focused ownership group to identify a Property Manager for a well-performing, rent-stabilized portfolio across Queens. This is a unique opportunity for an operations-driven professional who enjoys running buildings—not chasing leases.

The Opportunity

This role oversees a portfolio of 1,100 units across 10–11 buildings, consisting of vintage, 6-story elevator properties built in the 1950s–1960s. The assets are highly stable (95–96% occupied) with very low turnover and long-term ownership committed to holding—not flipping—real estate.

Leasing and renewals are fully centralized, allowing you to focus on what matters most: building operations, staff leadership, and resident experience.

What You’ll Do

  • Oversee day-to-day operations across a scattered-site portfolio in Queens
  • Lead and support a team of 11 Superintendents and a Resident Services Coordinator
  • Manage unit turns, move-ins/move-outs, and overall apartment readiness
  • Ensure buildings are operating efficiently—from boilers to elevators and everything in between
  • Partner with long-tenured on-site staff to maintain strong building performance
  • Monitor and report on monthly financial variances (with support from asset management)
  • Collaborate with a dedicated capital projects team on larger improvements
  • Utilize Yardi for reporting and operational tracking

What We’re Looking For

  • Experience managing NYC rent-stabilized multifamily properties
  • Background with an established property management company preferred
  • Strong understanding of building systems and operations (you know your way around a boiler room, but aren’t turning the wrench)
  • Experience overseeing multi-site portfolios and on-site staff
  • Comfort managing unit turns and operational workflows
  • Working knowledge of Yardi
  • Bachelor’s degree preferred, or 5+ years of relevant multifamily experience
