Job Description
We’re seeking a dynamic, hands-on Property Manager to oversee a multi-site portfolio totaling approximately 250 units. This role is ideal for a motivated leader who thrives in a fast-paced, entrepreneurial environment and loves driving leasing success through creative marketing, strong resident relationships, and on-the-ground engagement.

Unlike traditional Property Manager roles that focus heavily on financial reporting, this opportunity emphasizes leasing strategy, occupancy growth, and resident engagement. The portfolio includes one active value-add community targeting a newer demographic and two stabilized assets requiring steady operational oversight.
Leadership & Operations
- Oversee daily operations across a scattered-site portfolio of ~250 units.
- Lead, mentor, and develop Leasing Agents, Assistant Property Managers, and Maintenance Managers.
- Set and track weekly and monthly performance goals; hold regular team meetings to reinforce standards and accountability.
- Ensure compliance with all township regulations, including Fire/Safety, Backflow, and Use & Occupancy requirements.
- Approve payroll and monitor operational KPIs and reports.
Leasing & Marketing
- Drive leasing performance by leading from the front—visible, accessible, and hands-on with the team.
- Oversee all leasing activities, from application approvals to online listings.
- Implement and monitor grassroots marketing initiatives to generate qualified traffic, including preferred employer programs, corporate partnerships, and community events.
- Track lead flow and adjust strategies to meet occupancy goals.
Resident Relations & Renewals
- Champion a culture of exceptional customer service and proactive communication.
- Manage the renewals process to maximize retention and resident satisfaction.
- Support smooth move-in and move-out experiences for residents.
Maintenance & Turnovers
- Collaborate closely with the Maintenance Manager to prioritize work orders, track performance, and maintain high-quality standards.
- Oversee inspections, turnovers, and make-ready timelines to ensure on-time delivery of rent-ready units.
- Approve scopes of work and coordinate with vendors and contractors for larger projects.
Collections & Compliance
- Monitor rent collections and assist with delinquency follow-up.
- Prepare and manage eviction filings and court proceedings when necessary.
- Ensure adherence to all legal and housing regulations.
Ideal Candidate Profile
- Experienced in multifamily leasing and sales, with a proven record of increasing occupancy.
- Proactive and self-motivated, with a hands-on leadership style.
- Strong communicator who thrives in a fast-moving, growth-oriented
- Creative marketer comfortable thinking beyond standard ILS platforms.
- Detail-oriented, highly accountable, and operates with an owner’s mindset.
- Proficient in Entrata, Excel, and other operational software.
Qualifications
- Minimum 3 years of residential property management experience (multi-site preferred).
- Strong leadership and team development
- Excellent organizational and communication
- Working knowledge of local housing regulations and compliance.
- Proficiency in Entrata (or similar PMS) and Microsoft Office Suite.
- Professional designations such as NALP or CAM through NAA or PAA strongly preferred.
- High school diploma required; relevant college coursework a plus.
