We are seeking a dynamic, hands-on Property Manager to lead operations at a large, midrise, market-rate multifamily community currently undergoing an exciting value-add transformation.

The Opportunity

This role is ideal for an experienced Property Manager who thrives in a fast-paced, evolving environment and knows how to turn potential into performance. You’ll have the autonomy to evaluate operations, strengthen team dynamics, and implement strategies that drive occupancy, revenue, and resident satisfaction.

Key Responsibilities

• Lead all day-to-day operations of a large multifamily community
• Evaluate current team structure and performance; make hiring decisions as needed to build a high-performing team
• Supervise and mentor onsite staff, including:
  • 1 Assistant Property Manager
  • 1 Leasing Manager
  • 3 Leasing Consultants
• Drive leasing performance and implement strategies to increase occupancy from the low 80s to stabilized levels
• Oversee budgeting, forecasting, and financial performance
• Prioritize initiatives effectively in a dynamic, value-add environment
• Ensure strong operational organization, systems, and accountability across the team
• Utilize AppFolio to manage property operations and reporting
• Partner with ownership on ongoing asset strategy and performance improvements

What We’re Looking For

• Proven experience as a Property Manager in a multifamily setting (midrise and/or value-add experience preferred)
• Strong leadership presence with the ability to motivate, coach, and “rally the troops”
• A true critical thinker who can assess situations, solve problems, and make sound decisions
• Highly organized with the ability to prioritize and manage multiple initiatives simultaneously
• Experience with budgeting and financial oversight
• Hands-on, hardworking mentality with a willingness to dig in and lead by example
• Confidence to evaluate existing staff and make strategic personnel changes when needed
