Job Description
A well-established 900+ unit luxury garden-style community in Manchester, CT is seeking an experienced Assistant Property Manager ready for the next step or a Property Manager to support the day-to-day operations of the property and serve as a key partner to onsite leadership. Working alongside the General Manager, this role plays a critical part in maintaining operational efficiency, supporting residents, and ensuring a high standard of service across the community.
This is a highly resident-facing, operations-focused role responsible for overseeing core administrative, financial, and leasing support functions while helping manage the fast-paced needs of a large multifamily property.
Key Responsibilities
- Manage resident relations, promptly addressing complaints, concerns, and service requests while coordinating with maintenance and contractors
- Oversee delinquency, collections, and legal processing, including monthly delinquency reporting
- Process checks, payments, and financial documentation accurately and on time
- Coordinate lease renewals, transfers, add-ons/removals of occupants, and notice-to-vacate processes
- Prepare move-out statements and address follow-up questions from residents
- Send and track lease violation notices and ensure timely follow-up
- Assist with leasing operations, including lead follow-ups, prospect communication, and supporting walk-in traffic
- Monitor new applications, verify landlord references, and ensure timely processing
- Coordinate resident communications, including community updates via email and text
- Support resident retention initiatives and community events
- Conduct market surveys and advertising reviews to maintain competitive positioning
- Handle Section 8 / voucher program administration, including:
- Processing required forms and documentation
- Requesting rent increases
- Ensuring Housing Assistance Payments are received on time
- Coordinating inspections and ensuring compliance to avoid abatement
Ideal Candidate
- Experience in multifamily property management, preferably in large-scale communities (500+ units) or multi-site portfolios
- Strong background in resident relations, collections, and operational administration
- Experience working with Section 8 / voucher programs
- Highly organized, dependable, and able to manage a high volume of activity in a fast-paced environment
- Strong communication and problem-solving skills with a resident-first service approach
- Demonstrated job stability and career progression in previous roles
- Must reside within approximately 20–30 minutes of Manchester, CT
