Job Description

Class A Multifamily Large Flagship Community - This is not a “sit-behind-the-desk” Property Manager role.

Rents are high, expectations are high, and resident experience truly matters here. We’re seeking a hands-on, highly visible Property Manager to lead a large, Class A community where customer service, leasing urgency, and strong collections are top priorities.

Residents are paying a premium to live here and expect to be treated with professionalism and respect—while also understanding that this PM must be firm, confident, and consistent when it comes to policies, delinquency, and accountability, especially within New York’s complex eviction timelines.

This is not a turnaround. The property is well-run, stabilized, and competitive. When occupancy is strong, delinquency is controlled, and NOI is trending upward, ownership becomes very hands-off—giving you the autonomy to truly run your community.

What You’ll Be Focused On

  • Delivering a top-tier resident experience in a Class A environment
  • Being highly engaged onsite—visible to residents and staff
  • Driving leasing urgency in a higher-turnover community through fast follow-up, responsiveness, and accountability
  • Confidently managing collections, delinquency, and difficult resident conversations
  • Actively monitoring, responding to, and improving Google reviews and online reputation
  • Knowing the competitive landscape—understanding comps and market positioning
  • Leading firmly but fairly—accountability without ego or power struggles

Leadership & Team Oversight

You will directly supervise:

  • Assistant Property Manager
  • Leasing Team (currently 1 Leasing Agent; goal is to grow to 2)
  • Maintenance Team, including a strong Maintenance Supervisor
  • This role requires someone who can set clear expectations, coach performance, and still maintain positive working relationships. Collaboration matters here.

The Ideal Background

  • Property Manager experience overseeing 400+ units (required)
  • Class A or luxury multifamily experience
  • Strong customer service and resident relations skills
  • Proven success in leasing-driven environments
  • Comfortable handling collections, delinquency, and policy enforcement in NY
  • Experience improving online reviews and resident retention
  • Confident leader who is hands-on, approachable, and respected by their team

Why This Role Stands Out

  • Flagship, Class A community with strong ownership support
  • Clear expectations and trust-based autonomy once performance is proven
  • Opportunity to truly run the property—not just maintain it
  • Competitive market, engaged leadership, and long-term stability

If you thrive in high-expectation environments, value resident experience, and know how to balance firmness with strong relationships, this could be a standout next step in your career.
