We are seeking a highly seasoned Multi-Site Property Manager to oversee two exceptional Class A communities in Rockville, MD. These are top-performing, well-staffed properties within a closely held ownership portfolio, and this role is ideal for a confident, hands-on leader who thrives in an accountable, performance-driven environment.

This is a high-visibility position working directly with a very engaged ownership group. The successful candidate will be trusted to protect what’s already working, maintain best-in-class standards, and keep the team focused on execution. Key Responsibilities

  • Lead, train, motivate, and hold accountable the on-site management and maintenance teams
  • Partner closely with ownership through regular reporting, monthly in-person meetings, and financial reviews
  • Maintain strong occupancy through proactive leasing strategy and renewals closed at least 60 days in advance
  • Drive resident retention and satisfaction while enforcing community standards
  • Maintain strict delinquency controls with aggressive, professional collections
  • Oversee all budgeting, expense tracking, PO approvals, and vendor management
  • Monitor financial performance with a strong focus on 12-month trend stability
  • Conduct regular property inspections to ensure Class A physical standards
  • Ensure compliance with all company policies, procedures, and fair housing requirements
  • Maintain clean, accurate resident files, A/R, A/P, and reporting
  • Serve as a hands-on leader who pays attention to detail and executes consistently

Ideal Candidate Profile

  • Proven experience managing Class A mid-rise or mixed-use communities
  • Third-party property management experience required
  • Multi-site or multi-phase management experience strongly preferred
  • Minimum 2+ years as a Property Manager with a track record of tight operations
  • Strong financial acumen with disciplined expense control and vendor oversight
  • Comfortable working with highly involved ownership
  • Excellent written and verbal communication skills
  • Highly organized, detail-oriented, and deadline-driven
  • Proficient in Yardi and Microsoft Office (Excel, Word)
  • Valid driver’s license and authorization to work in the U.S.
  • Willingness to work a flexible schedule, including occasional weekends
