Position Summary
The Property Manager is responsible for the day-to-day management of a portfolio of retail commercial properties, ensuring each asset operates efficiently, maintains exceptional physical standards, and delivers an outstanding tenant and customer experience. This role oversees property operations, financial performance, vendor management, capital improvements, and tenant relations while collaborating with leasing, accounting, marketing, and asset management teams to maximize property value.
Key Responsibilities
- Manage the daily operations of assigned retail shopping centers to ensure exceptional property performance.
- Conduct regular property inspections to maintain high standards of appearance, safety, and functionality.
- Develop, manage, and monitor annual operating and capital budgets.
- Analyze financial performance, monitor operating expenses, and implement cost-saving initiatives while maintaining service quality.
- Coordinate and oversee capital improvement projects, ensuring completion on time and within budget.
- Build and maintain strong relationships with tenants, vendors, contractors, and local community partners.
- Support leasing initiatives by providing market intelligence, tenant feedback, merchandising recommendations, and property insights.
- Negotiate, manage, and monitor vendor contracts to ensure quality service and competitive pricing.
- Partner closely with accounting, leasing, marketing, and asset management teams to achieve property and portfolio objectives.
- Ensure compliance with all applicable legal, environmental, safety, and regulatory requirements.
- Respond promptly to property emergencies and after-hours operational issues as needed.
Qualifications
- Bachelor's degree or equivalent combination of education and experience.
- 5+ years of retail commercial property management experience.
- Proven success managing shopping centers or retail commercial properties.
- Strong budgeting, forecasting, and financial analysis skills.
- Experience overseeing capital improvement projects and vendor management.
- Excellent organizational, problem-solving, and decision-making abilities.
- Outstanding communication and relationship-building skills with tenants, vendors, and internal stakeholders.
- Ability to effectively manage multiple priorities in a dynamic environment.
- Proficiency with Microsoft Office, including Excel, Word, and Outlook.
- California Real Estate Salesperson License required.
