Property Manager
Job Description
Sales & Community Director
55+ Independent Senior Living Community 150 Units Market-Rate
Are you a relationship-driven closer who thrives in consultative sales? Do you understand the emotional journey families experience when transitioning a loved one into senior living? If so, this is a unique opportunity to lead both sales and operations within a vibrant, service-focused 55+ independent living community.
We are seeking a high-energy, polished Sales & Community Director to drive leasing, marketing, resident retention, and overall property performance. This is not traditional multifamily leasing — it’s a longer, relationship-based sales cycle focused on building trust, nurturing prospects, and delivering peace of mind.
Why This Role Stands Out
- Hybrid lifestyle model: independent living with light services — you’re selling community, connection, and comfort.
- Strong earning potential with base + commission.
- Leadership scope: oversee sales strategy and daily property operations.
- Small, collaborative onsite team (Activities, Maintenance, etc.).
- Meaningful work impacting residents and families during important life transitions.
Key Responsibilities
Sales & Marketing Leadership
- Drive all leasing and marketing efforts from lead generation through closing.
- Manage and distribute internet leads; ensure consistent, high-touch follow-up.
- Build and maintain referral partnerships with hospitals, rehab centers, senior service providers, and community organizations.
- Monitor traffic, market surveys, pricing strategies, concessions, and advertising performance.
- Process and approve rental applications in compliance with Fair Housing regulations.
- Maintain a proactive lease renewal and resident retention program to ensure occupancy goals are met.
- Ensure new leases consistently exceed move-outs.
Community & Operational Oversight
- Lead weekly management meetings and communicate regularly with ownership/corporate leadership.
- Monitor unit availability and recommend make-ready schedules based on demand.
- Inspect completed units prior to move-in and coordinate closely with Maintenance.
- Host and participate in resident events and retention initiatives.
- Foster a solution-oriented, responsive approach to resident and prospect concerns.
- Oversee daily property operations and ensure a clean, professional, and welcoming environment.
What We’re Looking For
- 5+ years of sales experience (senior living, hospitality, consultative sales, or multifamily preferred).
- Leadership experience with the ability to oversee a small onsite team.
- Strong closing skills with a consultative, empathetic approach.
- Highly organized and able to manage multiple priorities concurrently.
- Tech-savvy: proficiency in Microsoft Office, property management software (RealPage preferred), CRM tools, and social media platforms.
- Excellent verbal and written communication skills.
- Strong knowledge of Fair Housing and regulatory compliance.
- Lease-up experience a plus.
- Associate’s or Bachelor’s degree preferred; professional designations (CAM, NALP) a plus.
Performance Expectations
- Demonstrates vision and planning ability 30–60 days ahead.
- Maintains high standards of professionalism, organization, and punctuality.
- Delivers exceptional customer service to residents, families, vendors, and team members.
- Actively contributes to a positive, team-oriented culture.
- Upholds company values and compliance standards at all times.
This is an opportunity for a driven, relationship-focused leader who wants to combine sales excellence with meaningful community impact. If you’re motivated by connection, growth, and leading a service-oriented team, we’d love to connect.
