Community Director – Multifamily & Master-Planned Community

Colorado Springs, Colorado $135,000–$145,000 Base + 15% Annual Bonus

An exceptional leadership opportunity is available for a polished, high-level multifamily operator to oversee one of the largest and most high-profile residential communities in Colorado Springs. This flagship, master-planned portfolio includes approximately 700 homes across several neighborhoods located within close proximity, creating the scale and complexity of a large regional operation with the efficiency of a centralized community.

Reporting directly to the Director of Operations, the Community Director serves as the senior on-site executive responsible for all operational, financial, resident experience, and team leadership functions across the community. The ideal candidate will bring strong luxury multifamily experience, exceptional leadership presence, financial sophistication, and the ability to lead large teams while maintaining a hospitality-driven resident experience.

Key Responsibilities

Executive Leadership & Team Development

  • Lead, mentor, and develop a large on-site operations team across multiple neighborhoods and departments
  • Foster a high-performance culture centered around accountability, service excellence, professionalism, and resident satisfaction
  • Recruit, coach, and retain top-tier talent while building future leaders within the organization
  • Provide strong operational direction, performance management, and strategic oversight

Luxury Community Operations

  • Oversee all day-to-day operations for a large-scale, master-planned multifamily and residential community
  • Ensure operational excellence, curb appeal, service delivery, and resident experience standards are consistently exceeded
  • Partner closely with military and government stakeholders while maintaining professional, transparent relationships
  • Drive service excellence through responsive maintenance operations and resident engagement initiatives

Financial & Asset Management

  • Maintain full responsibility for community financial performance, budgeting, forecasting, and expense management
  • Execute strategies that maximize NOI, occupancy, revenue growth, and resident retention
  • Analyze market trends, operational metrics, and financial reporting to identify opportunities for asset enhancement and operational improvement
  • Oversee Accounts Payable, Accounts Receivable, and financial reporting processes

Property Standards & Capital Improvements

  • Conduct regular inspections to ensure exceptional property presentation, safety, and operational standards
  • Coordinate with maintenance and construction teams on unit turns, capital projects, and vendor management
  • Manage capital improvement initiatives within approved timelines and budgets
  • Compliance & Risk Management
  • Ensure compliance with company policies, operational procedures, and government-related requirements
  • Lead emergency preparedness and risk management initiatives
  • Maintain accurate operational documentation and reporting

Qualifications

  • Minimum 3+ years of experience leading large-scale multifamily, luxury apartment, military housing, student housing, or build-to-rent communities
  • Proven experience managing large-site, multi-site, or regional operations
  • Luxury multifamily experience strongly preferred
  • Demonstrated success leading large teams in high-touch, resident-focused environments
  • Strong financial acumen with experience managing budgets, forecasting, and operational performance
  • Exceptional communication, leadership presence, and interpersonal skills
  • Experience with Yardi or similar property management software required
  • Proficiency in Microsoft Office Suite
  • Bachelor’s degree in Business Administration, Property Management, Marketing, or related field preferred
  • Valid driver’s license required
