Job Description

We are partnering with a well-established owner/operator to hire a Community Manager for a high-performing luxury community in Wilmington, DE. This property is currently stabilized with strong occupancy and retention, offering an excellent foundation for an incoming leader.

In addition to managing day-to-day operations, this individual will play a key role in supporting the upcoming expansion of 100+ new units, making this an exciting opportunity for someone who wants to contribute to both a stable asset and future growth.

This role is ideal for a tenured Property Manager or an experienced Assistant Property Manager ready to step into a leadership position!

Key Responsibilities

Operations & Financial Performance

  • Oversee all daily operations of a stabilized luxury community
  • Drive occupancy, retention, and overall asset performance
  • Manage budgets, expenses, and financial reporting in partnership with ownership
  • Monitor NOI performance and implement strategies to meet operational goals

Leadership & Team Development

  • Supervise and support on-site team members, including leasing and maintenance staff
  • Foster a positive, engaging, and high-performing team environment
  • Lead by example, promoting accountability, collaboration, and strong customer service

Leasing & Resident Experience

  • Maintain strong occupancy through oversight of leasing performance and resident retention
  • Support leasing efforts as needed, including tours and closing when required
  • Ensure a high level of resident satisfaction through proactive communication and engagement initiatives

Property & Asset Oversight

  • Partner with maintenance team to ensure timely completion of work orders and property upkeep
  • Maintain curb appeal and overall community standards
  • Assist with planning and execution related to upcoming new development and unit expansion

Qualification

  • 3–5+ years of multifamily property management experience (Assistant or Community Manager level)
  • Proven track record of operational success, including occupancy and financial performance
  • Strong leadership skills with the ability to motivate and develop a team
  • Sales-minded approach with an understanding of leasing and resident retention strategies
  • Experience with property management software (Entrata preferred)
  • Bachelor’s degree preferred, but not required

Work Environment & Schedule

  • Fully on-site role
  • Standard schedule: Monday–Friday, with flexibility for occasional evenings or weekends to support resident events and community needs
