About the Role:
GRC Executive is conducting a search for a hands-on, field-based Property Administrator to support the operations of a major commercial real estate portfolio in Puerto Rico. The portfolio includes over 40 shopping centers, 10 commercial buildings, and more than 5 million square feet of managed space.

This role is not about overseeing the entire portfolio directly—but about supporting on-site personnel, coordinating with external contractors, working with tenants, and ensuring maintenance and repair quality across various properties.

Key Responsibilities:

  • Support on-site teams across multiple commercial properties.

  • Conduct property visits and assessments to ensure maintenance standards are met.

  • Coordinate and supervise repair work with internal teams and external contractors.

  • Evaluate vendor performance and cost-effectiveness.

  • Resolve tenant service requests and coordinate follow-up.

  • Recommend and implement cost-saving strategies by maximizing internal resources.

  • Ensure work meets quality expectations and adheres to safety standards.

  • Track and report on operational activities, expenses, and contractor performance.

Qualifications:

  • 3+ years of experience in property administration, facilities management, or a similar hands-on role.

  • Strong mechanical/maintenance knowledge and the ability to assess repair needs in the field.

  • Highly organized, self-motivated, and reliable.

  • Excellent communication skills; bilingual in Spanish and English.

  • Valid driver’s license and ability to travel across the island regularly.
