Carolina PRG is partnering with a long established and reputable real estate management firm specializing in the acquisition, development, and management of commercial and residential properties. They are committed to delivering exceptional real estate services to their clients and maintaining a strong focus on financial efficiency and accuracy. They are currently seeking a skilled Property Accountant to join their team due to an internal promotion.

As a Property Accountant, you will play a crucial role in managing the financial aspects of their diverse property portfolio. You will be responsible for overseeing the accounting functions related to their properties, ensuring accurate and timely reporting, analyzing financial data, and supporting the overall financial well-being of the organization. This position requires a detail-oriented individual with a strong understanding of accounting principles and a keen interest in the real estate industry.

  • Financial Reporting: Prepare and maintain financial statements for various properties, including income statements, balance sheets, and cash flow statements, adhering to GAAP (Generally Accepted Accounting Principles) and company policies.
  • Accounts Payable/Receivable: Manage the accounts payable and accounts receivable processes for property-related transactions, ensuring timely and accurate processing of invoices, rent collections, and payments.
  • General Ledger Management: Maintain the general ledger for each property, recording all financial transactions, and reconciling accounts on a regular basis.
  • Budgeting and Forecasting: Collaborate with property managers and executives to develop annual budgets and financial forecasts for each property, providing valuable insights to support decision-making.
  • Expense Analysis: Monitor and analyze property-related expenses, identifying cost-saving opportunities, and advising management on efficient financial practices
  • Lease Administration: Review and interpret lease agreements to ensure proper accounting treatment of lease-related revenues and expenses.
  • Financial Audits: Facilitate audits conducted by external auditors, providing required documentation and explanations as needed.
  • Process Improvement: Continuously assess accounting processes and recommend improvements to enhance efficiency and accuracy.
  • Communication: Collaborate with cross-functional teams, including property management, finance, and executive leadership, to provide financial insights and contribute to strategic planning.

REQUIREMENTS:

  • Bachelor's degree in Accounting, Finance, or a related field.
  • Strong knowledge of real estate accounting principles
  • Proficiency in Yardi and Microsoft Excel.
  • Excellent analytical and problem-solving skills with acute attention to detail.
  • Ability to work under pressure and meet tight deadlines
  • Exceptional communication skills, both written and verbal.
  • Strong organizational and time management abilities.
