ROLE IMPACT — What You’ll Actually Do

In this role, you’ll:

Drive project outcomes

  • Take full accountability for financial performance — budgets, forecasts, cost control, cash flow accuracy, and monthly billings.

  • Partner tightly with purchasing on buy-outs to protect margins and schedule integrity.

  • Lead the schedule of values, manpower planning, and weekly updates.

Be the decision hub on projects

  • Review contracts, permits, submittals, and purchase orders with precision.

  • Coordinate field deliveries and logistics in alignment with project phasing.

  • Evaluate and price change orders with speed and accuracy.

Keep everyone aligned

  • Represent the owner, GC, and specialty contractors clearly and credibly in meetings.

  • Anticipate issues early — problem-solve instead of fire-fight.

  • Mentor assistant project managers; help them grow while keeping projects on track.


WHAT SUCCESS LOOKS LIKE (6–12 MONTHS)

You’ll know you’re succeeding when:

  • Projects hit budget and schedule reliably with minimal surprises.

  • Forecasts are trusted and accurate.

  • Field teams and clients call you the go-to for clarity and direction.


HOW YOU’LL DO IT — RESPONSIBILITIES

  • Establish and manage project budgets and schedules of values.

  • Coordinate buy-outs with purchasing; preserve budget integrity.

  • Execute monthly billings and support receivables.

  • Produce reliable job cost, cash flow and manpower projections.

  • Review and manage all project documentation (permits, submittals, contracts).

  • Drive material/equipment deliveries in line with field needs.

  • Lead weekly manpower/SOV updates and onsite visits.

  • Analyze change order requests and impacts.

  • Work directly with coordination teams to support 3D and BIM schedules.

  • Resolve contract disputes with vendors, GCs, and subs in a way that protects margin and relationships.

  • Assist with owner trainings at project closeout.


WHO THIS FITS — QUALIFICATIONS

  • 5+ years of commercial mechanical construction project management.

  • Demonstrated ownership of budgets, schedules, and deliverables.

  • Strong communicator — clear, direct, credible with field and client alike.

  • Tech Fluent: MS Office, Procore, Bluebeam, Sage 300 CRE.

  • Deep working knowledge of HVAC, plumbing, mechanical systems and MA codes.
