Job Description

We are seeking a hands-on, boots-on-the-ground Multifamily CapEx Project Manager to oversee renovation, value-add, and capital improvement projects across our multifamily portfolio. This role is ideal for a Superintendent, Construction Manager, or Project Manager with strong Apartment CapEx and Renovation expertise. The CapEx Project Manager will serve as a critical liaison between onsite teams and corporate leadership, ensuring that projects are executed efficiently, on budget, and in alignment with strategic objectives.

Key Responsibilities

Project Planning & Execution

  • Lead and manage multifamily renovation and capital improvement projects from scope development through completion.
  • Conduct property site walks to assess needs, verify conditions, and develop accurate project scopes and budgets.
  • Prepare project schedules, timelines, and phasing plans to minimize disruption to residents and operations.
  • Oversee procurement of materials, equipment, and services; ensure adherence to budget and quality standards.
  • Coordinate contractor mobilization, monitor progress, and ensure compliance with safety and building standards.

Liaison Between Sites & Corporate

  • Act as the primary point of contact between onsite teams, regional leadership, and corporate departments.
  • Translate corporate directives and investment strategies into actionable plans for site teams.
  • Communicate project updates, challenges, and milestones clearly and proactively across all stakeholders.
  • Support onsite teams in understanding project scope, expectations, and timelines.

Financial & Reporting Responsibilities

  • Develop accurate CapEx budgets and track expenditures throughout the project lifecycle.
  • Review and approve invoices, change orders, and contractor proposals.
  • Produce weekly or monthly progress reports, including schedule updates, budget variance tracking, and risk assessments.
  • Ensure all projects meet financial and performance targets.

Vendor & Contractor Management

  • Source, vet, and manage contractors, suppliers, and third-party vendors.
  • Negotiate contracts, pricing, and service agreements to achieve cost-effective, quality outcomes.
  • Conduct regular site inspections to ensure workmanship meets company standards.

Quality Control & Compliance

  • Ensure all projects comply with local codes, permitting requirements, and company design standards.
  • Identify and mitigate risks, delays, and operational disruptions.
  • Perform punch walks and ensure completion of all final inspections.

Qualifications

  • 3+ years of experience in multifamily housing with direct exposure to CapEx, renovation, or value-add projects.
  • Strong understanding of building systems, interior/exterior renovations, and multifamily operational constraints.
  • Proven ability to manage multiple projects concurrently across different sites.
  • Excellent communication and interpersonal skills; comfortable bridging the gap between onsite personnel and corporate leadership.
  • Strong organizational and time-management skills with attention to detail.
  • Ability to interpret construction plans, scopes, and budgets.
  • Proficiency with project management tools, spreadsheets, and vendor management platforms.
  • Willingness to travel regularly to various properties (regional travel required).
