Project Manager - Kona
SUMMARY DESCRIPTION
Provide overall management direction and administration of construction project(s). Responsible to manage projects from beginning to completion monitoring efficiency, production and budget requirements.
ESSENTIAL FUNCTIONS:
- Plan, organize and manage the construction project in all areas from start to successful completion including contract proposal, budget, change orders, materials procurement, billing, and collection.
- Comply with project contract including legal notifications, scope administration, change order procedures, billing, contract schedules, claims procedures and other contract requirements.
- Responsible for cost management.
- Monitor efficiency and production for compliance with labor budget.
- Work with Division Manager(s) to maintain project tracking and reporting to insure work progress and budget compliance.
- Coordinate the project team.
- Control, collect and disseminate all project documentation.
- Maintain professional and timely communication with the general contractor, A&E team, owner, subcontractors, various company divisions and other key participants.
- Produce, support and track pricing change proposals.
- Procure major equipment and fixtures through purchasing department.
- Assure that all production meets quality control standards.
- Protect and mitigate liability.
- Close out project in a timely manner meeting close-out requirements.
- Monitor labor time sheets.
- Review labor, material costs plans and specifications for work performance.
- Support and participate in the company safety program.
- Attend all construction meetings.
- Prepare job status reports and make regular project projections and forecasts.
- Perform other duties and tasks as requested by management.
- Comply with all Company rules, policies, and standards.

- Come to work on time and as scheduled.
SKILLS & ABILITIES:
A high energy, team-oriented, profit-driven and customer-driven individual who can maintain a sense of urgency to insure that projects are completed skillfully and efficiently. Must have excellent time management, organization and prioritization skills.
Ability to independently pursue business objectives in an organized and efficient manner. Able to maintain focus on goals and the required level of activity necessary to achieve those goals without direct supervision.
Comfortable supervising multifaceted projects at the same time and to work in a dynamic and high-pressure environment. Willing to accept personal responsibility for the success or failure of the project. Resiliency and flexibility in the face of adversity.
Excellent verbal and written communication skills. Must be able to work cooperatively and maintain a positive and professional manner. Must maintain strict confidentiality in performance of all duties.
EXPERIENCE AND BACKGROUND:
3 - 5 years’ experience as a Project Manager
Experience in commercial HVAC, plumbing and/or sheet metal required
Sheet Metal PM:
Extensive experience with HVAC and ductwork. Must know the technical and financial side. Thorough understanding of contract administration, change orders, RFI as well as SMACNA and other codes. Extensive experience with resort, condo, hospital, prison, courthouse, retail and office building projects. Experience working in company with a fabrication facility. Willing to spend 50% - 60% of time in the field inspecting, walking jobs and working with field employees. Must be able to travel.
EDUCATION:
4-year college degree preferred
KNOWLEDGE OF SOFTWARE REQUIRED:
Microsoft Windows Suite (Excel, Word, Outlook)
