The primary role of the Project Director (PD) is to provide assistance on all aspects of development services provided by the company with a particular focus on producing project deliverables. Required Skills and Responsibilities
The Project Director must have the skills required to perform the tasks directed by our Senior Project Directors (SPD) as well as the drive and initiative to learn new skills in preparation for future growth and development as a potential candidate for an SPD position.
It is a requirement that the Project Director have a Bachelors Degree or better in Building Construction / Engineering.
- Communication and Leadership
- Ability to clearly communicate verbally and in writing to all project team members;
- Identify issues that require the attention of the SPD and/or other members of the project team on a proactive basis.
- Assist the SPD and company team with the flow of information and maintenance of project records.
- Management Skills and Responsibilities
- The Project Director will develop an understanding and awareness of general aspects of project development from site identification; environmental, zoning and municipal issues; economic strategies; project management responsibilities including scope, budget and schedule development; design from conceptual through construction documents; and basic construction principals.
- Understand the project flow, sequence and procedures including the relationships and roles of individual project team members.
- Understand and maintain the company process to provide consistent and timely deliverables and high-quality results for the client.
- Develop full knowledge of the project details in order to assist the SPD on all aspects of the project including:
- Establish project goals and expectations;
- Establish the project scope and track scope adherence throughout design and bidding and negotiation.
- Establish and track the project budget, trend log and draw process throughout the duration of the project;
- Establish, monitor and maintain the project schedule;
- Develop documents including RFP’s, contracts, “Black Books”, status reports, bid manuals, etc.;
- Review documentation provided by others including budget information, design documents, contractor bids, FF&E specifications and tracking information, proposals, invoices, etc.
- Assist SPD’s with several concurrent projects.
- Ability to prioritize deliverables on an ongoing basis to address time critical needs. C. Technical
- Proficiency in computer skills as required to perform all required responsibilities including Microsoft Excel, Word, and Project. General understanding of the professional practice of architects, interior designers, engineers and contractors.
- Ability to read construction drawings, plans and specifications. D. Interpersonal Skills
- Establish mutual respect and good working relationships with the Client, all company staff and project team members.
- Maintain the core values of the company in the performance of all project responsibilities.
- Be proactive and not reactive in performing project responsibilities.
