Operations Associate KPIs (25%)
- Assists the project team by managing project relationships, profitability, and cost controls for assigned projects including Production, Scheduling, Procurement, Monitoring, & Enhancement for construction projects assigned
- Bring projects assigned to you in on time and on budget and enhance relationships.
- Assists and supports project manager, superintendent, owners and subcontractors with various Procore tools.
- Assists in the tombstoning of a project to ensure all PCCOs and SCCOs are issued and billed, subcontractors and vendors are paid in full, & closeout package complete.

Project Manager Liaison (20%)
- Vetting of new corporate vendors on an as needed basis
- Project relations and liaison with owners, field, subcontractors, architects/engineers. Communicate status and outcome of assigned tasks with PM and other project team members
- Assists keeping approved vendor & owner change orders/ invoices current with monthly billing
- Set up and assist PM in Procore with subcontract creation, distribution, RFIs, Submittals, Observations, change order management.
- Resolves issues effectively seeing real problems, being comfortable with conflict, calling out the problems, and solving the problems in a practical and healthy manner.
Project Controls Support (20%)
- Take offs, construction schedule preparation, budget, procurement, submittals, RFI’s, material tracking, Subcontract scope development and buyout
- Oversee / check all GP and Schedule 5 X 5 reporting and LMA data integrity
- Manage Subcontractor and FCI project activities as assigned by PM. Prepare weekly client reporting as assigned by PM
- Keep current and accurate reporting on Project Specific Traction Tools for Issues & To Dos, proposing solutions
- LMA weekly Procore videos to Owner.
Project Closeout (15%)
- Generate closeout status report and tombstoning and distribute weekly
- LMA :: Procures, manage filing and tracking of all project closeouts documents
- LMA :: Project Closeout list as a liaison from EM to OPS to close out the job
- Ensure EM has cash flow schedule that matches closeout time frame
- LMA :: Manage and IDS any remaining items through billing retainage and project closeout
Client/Sub Relationship Responsibilities (20%)
- Build Synergistic Authentic Relationship with Client and Subcontractors
- Effectively collaborates and stays on the same page with team members

- Assist with job related information integration between Procore and Foundation as needed
- Act as liaison for any and all open EM billing or payment questions with OPS
