Multisite Property Manager – Multifamily Portfolio Brevard County, Florida
A growing multifamily property management company is seeking an experienced Property Manager to oversee a portfolio of apartment communities in Brevard County, Florida. This is an outstanding opportunity for a hands-on multifamily leader with strong experience in property operations, budgeting, financial reporting, occupancy management, and capital improvement projects.
This Property Manager role oversees five market-rate apartment communities totaling 332 units located throughout the Central Florida market. All properties are within close proximity to one another, allowing for strong operational oversight and team collaboration.
The portfolio consists of Class C+ and B- multifamily communities currently undergoing significant value-add renovations and amenity upgrades, including fitness centers, pools, BBQ areas, exterior improvements, and unit renovations designed to improve resident experience, increase occupancy, and maximize Net Operating Income (NOI).
Reporting directly to the Director of Property Management, this position serves as the primary operational leader for the portfolio, functioning as the acting Property Manager across all assets, as there are no site Property Managers in place. The title for this position will be Regional Property Manager.
This is a fully on-site leadership role ideal for an experienced Regional Manager, Senior Property Manager, or Multi-Site Property Manager who thrives in a fast-paced, entrepreneurial multifamily environment and can independently drive property performance.
Multifamily Portfolio Overview
- up to 500 units
- Market-rate apartment portfolio
- Class C+ / B- multifamily assets
- Value-add renovation and repositioning projects underway
- Properties located throughout Brevard County
- Approximately 90% portfolio occupancy
- Strong ownership investment in CapEx and operational improvements
Key Responsibilities
Multifamily Operations Management
- Oversee day-to-day operations for a multi-site apartment portfolio
- Maintain consistent on-site presence across all communities
- Lead all operational, financial, maintenance, and leasing initiatives
- Ensure properties maintain high standards for curb appeal, resident satisfaction, and operational performance
- Serve as the primary point of leadership for all on-site teams
Financial Management & Budgeting
- Own full P&L responsibility for the apartment portfolio
- Prepare and manage annual operating budgets and capital budgets
- Deliver accurate forecasting, variance analysis, and monthly reporting
- Drive NOI growth through expense control and revenue optimization
- Analyze property performance and implement corrective action plans as needed
- Occupancy, Leasing & Revenue Growth
- Partner with the leasing team to maximize occupancy and leasing velocity
- Monitor market trends, rental pricing, concessions, and marketing strategies
- Increase resident retention and renewal conversion
- Support revenue growth initiatives and ancillary income opportunities
CapEx & Value-Add Renovation Oversight
- Manage ongoing capital improvement projects and renovation initiatives
- Collaborate with renovation teams, maintenance leadership, and vendors
- Track project timelines, budgets, and ROI expectations
- Support property repositioning strategies to increase asset value
Team Leadership & Staff Development
- Lead and mentor leasing, maintenance, and operations staff
- Foster a collaborative, accountability-driven culture
- Conduct team coaching, performance management, and operational oversight
- Ensure staff productivity, communication, and customer service standards are met
Vendor & Maintenance Management
- Oversee vendor relationships, contracts, and bidding processes
- Coordinate maintenance operations, unit turns, work orders, and preventative maintenance
- Ensure operational efficiency while controlling expenses
- Reporting & Ownership Communication
- Prepare detailed reporting packages for ownership and leadership
- Monitor KPIs including occupancy, collections, delinquency, rent growth, and expenses
- Provide operational updates regarding property performance and capital projects
- Act as the “eyes and ears” of the portfolio for executive leadership
Compliance & Risk Management
- Ensure compliance with Fair Housing laws and company policies
- Maintain audit-ready operational and financial records
- Minimize operational risk and ensure best practices across all communities
Qualifications
- 2–5+ years of experience as a Regional Property Manager, Multi-Site Property Manager, or Senior Property Manager
- Strong multifamily property management experience required
- Experience managing apartment communities, preferably value-add assets
- Proven expertise in budgeting, forecasting, financial reporting, and NOI management
- Experience overseeing CapEx projects, renovations, or apartment repositioning initiatives
- Knowledge of leasing strategy, occupancy management, and resident retention
- Experience with AppFolio or similar property management software preferred
- Strong leadership, organizational, communication, and analytical skills
- Self-starter capable of operating independently in a fast-paced environment
- Valid driver’s license and ability to travel between properties regularly
