Mortgage Loan Closers are responsible for the final steps in the mortgage loan process, ensuring all necessary documentation and procedures are completed before closing and funding the loan. Their primary duties include reviewing the loan file for accuracy and completeness, preparing the closing documents, coordinating with various parties (such as the borrower, title company, and real estate agents), and ensuring all conditions are met before the loan can be funded. The Closer and Funder ensures compliance with company policies, investor guidelines, and regulatory requirements. They work closely with underwriters, processors, and other team members to ensure timely and accurate loan closings. After the closing, the Closer and Funder handles the disbursement of funds and ensures the loan is properly recorded.

Responsibilities:

  • Review and verify all loan documentation for completeness and accuracy.
  • Prepare closing documents, including the Closing Disclosure and final loan agreements.
  • Coordinate with borrowers, title companies, real estate agents, and attorneys to schedule and confirm closing dates.
  • Ensure all loan conditions are satisfied before closing.
  • Confirm that fees and charges are accurately reflected in the closing documents.
  • Ensure compliance with company policies, investor guidelines, and regulatory requirements.
  • Review final loan documents to ensure underwriting conditions have been met before authorizing funding.
  • Authorize the disbursement of funds, ensuring they are properly allocated and recorded.
  • Initiate and verify wire transfers for disbursing loan funds to the appropriate parties (e.g., title company, seller).
  • Ensure wire instructions are accurate and comply with security protocols to prevent fraud.
  • Maintain records of wire transactions for audit purposes.
  • Communicate with internal teams, title companies, and financial institutions to resolve any issues or discrepancies.
  • Validate accuracy of all parties, account numbers, and contact information following strict fraud prevention guidelines.
  • Monitor the status of wire transfers and address any delays or issues promptly.


Education and Experience:

  • 5+ years’ experience in Mortgage Loan Closing.
  • Specific experience with drawing mortgage documents, ordering wires, and funding loans.
  • Prior data entry knowledge of industry-specific LOS and Document generating applications.
  • Knowledge of TRID requirements.
