The Mortgage Tax / Escrow SME role is responsible for hands-on support of all servicing activity within the mortgage servicing areas regarding Tax and Escrow during the lifecycle of the MSP mortgage servicing system conversion.

This position will be primarily responsible for handling all Escrow-related tasks for Loan Servicing, with a heavy emphasis on Hazard and Flood Insurance, including but not limited to payment of taxes, insurance, monitoring delinquent taxes, escrow analysis, working with areas on Initial Escrow Analysis, and working with other departments and various managers for any tax-related issue. This position will also be relied upon to help all areas of the escrow loan servicing function on an as-needed basis. This includes loan balancing, syndications, processing, quality control, and customer service.

Responsibilities:

Payment of Property Taxes: Responsible for disbursing, reconciling, and researching all aspects of the payment of all property taxes for impounded loans in all the various states and counties before the due date to avoid penalties and loss of property. Must work with the vendor to ensure accurate amounts are received.

  • Payment of Insurance: Responsible for disbursing, reconciling, and researching all aspects of Insurance for Flood, Hazard, Earthquake, windstorm, and other impounded Insurance. Works directly with the insurance department to determine amounts due.
  • Payment of Mortgage Insurance: Responsible for disbursing, reconciling, and researching all aspects of borrower paid, upfront payments, and split premiums with the PMI carriers.
  • Annual Escrow Analysis: Responsible for preparing the annual escrow analysis statements on all impounded loans. Must adhere to published schedules, ensuring all statements are issued promptly and accurately in strict adherence to RESPA regulations.
  • Initial Escrow Analysis: Works with our Residential Lending department to calculate the Initial Impound/Escrow deposit amount for all new loans. Prepares the initial escrow statement for all new loans promptly and accurately, strictly adhering to RESPA regulations.
  • Delinquent Tax Monitoring: Works with the vendor to monitor all loans with delinquent taxes. Prepares internal reports for the various units and credit managers and works closely with them and the collectors to follow up on all delinquent tax amounts in a timely manner. Works directly with other areas for any delinquent amounts greater than three installments. Monitors the vendor's mailing of the delinquent tax letters.
  • Research: Research tax amounts, tax penalty liability, assessments, parcel changes, etc., based on exceptions and/or requests from business units.
  • Maintenance: Responsible for system maintenance on payment schedules, billing schedules, escrow records, analysis records, tax contracts, and any other loan system maintenance required.
  • Tax Vendor Invoice: Responsible for reviewing and approving the monthly tax service vendor invoice, ensuring that all fees were charged correctly and that the fee was assessed on the loan, and researching and resolving any discrepancies.
  • Support mail, check issuing, and all other Escrow administration activities.
  • Support a high demand for internal and external servicing audits.
  • Complies entirely with all Bank Operational and Credit policies and procedures and all regulatory requirements (e.g., Bank Secrecy Act, Know Your Client, Community Reinvestment Act, Fair Lending Practices, Code of Conduct, etc.).

Qualifications:

  • 5 years of Mortgage Servicing experience in Hazard and Flood Insurance, Tax and Escrow
  • Extensive knowledge of rules and regulations surrounding Tax and Escrow, with a heavy emphasis on Hazard and Flood Insurance
  • Extensive knowledge of all mortgage investor rules for GSE, GOV, Private, and Bank-owned portfolios
  • Proven ability to effectively provide hands-on support to the Tax and Escrow mortgage servicing operations during the mortgage servicing system conversion, maintaining production and quality
  • Excellent written and verbal communications skills, organizational and time management skills, and the ability to interface confidently with investors/clients, auditors, and management
