Key Requirements:
-Knowledge of mechanical piping installations
- 5 + years Mechanical Construction experience as a Project Manager including field and project management experience (non-residential).
- Project exposure to design build and bid spec jobs in the institutional and commercial markets.
- Demonstrate superior management skills including planning, organizing and leading
- Superior organizational skills, including analysis, accuracy and attention to detail
- Expertise in understanding and interpreting specifications and drawings for mechanical projects
- Experience in providing management and technical guidance for estimators and project coordinators
- Excellent communication and relationship building skills
- Excellent scheduling capability and time management skills
- Strong team leadership
Duties include, but are not limited to:
- Attend site meetings.
- Manage and control costs for the project related to subcontractors, suppliers, labour and material.
- Complete and price change notices and requests.
- Use Jonas for tracking shop drawing submittals, RFI’s, meeting minutes etc; All submittals must be tracked through this process.
- Track daily, weekly and monthly labour.
- Track and control all finances related to the project and manage them in a fiscally responsible manner.
-Build, complete, update and monitor project schedules.
- Ensure compliance of the installation with the specifications.
- Protect the Corporation’s best interests.
- Work with the forepersons to complete the job on time and budget.
- Be available for forepersons and crews to contact if they are working on weekends and after hours; Follow up and check in with crews via phone calls site visits etc;;
- Attend after hours crane lifts as required.
- Assist Forepersons as required by providing information such as shop drawings, specifications and assist with material selection and other support required to complete the project.
- Ensure monthly progress billings are completed for accounting by the 20th of the month.
- Ensure timely and prompt updating of project costs and change orders (both Bird’s and project changes) with Accounting and Administration.
- Assist Estimating as needed upon approval by the Construction Manager.
- Assist in the training and development of Coordinators and Assistant Project Managers.
- Protect the Corporation’s best interests at all times.
- Ensure timely and prompt updating of project costs and change orders (both Bird’s and project changes) with the Contract Administrator assigned to each project.
- Oversee and complete all documentation such as daily site reports, labour tracking, health & safety forms (COR), inspections and correspondence for legal requirements throughout the course of every project.
- Assist in the training and development of Coordinators and Assistant Project Managers.
- Ensure project Close Out Documentation is submitted to the owners in a timely manner.
- Ensure deficiencies are corrected in a timely manner.
- Develop relationships with our clients for future business ensure our Service Department is introduced to every client prior to completing a project.
- Complete procurement of assets, goods and other items as required or requested by the Construction Manager or their designate.
- Assist other departments as required.
- Continually report and update the Construction Manager, Chief Operating Officer and CEO on the status of various projects; and
- Other duties as may be required or assigned.
