Job Description

We are seeking an accomplished Marketing Director to lead and evolve the marketing function for a highly respected and rapidly growing real estate investment, development, and management company headquartered in Philadelphia. This is the most senior marketing role within the organization and will focus exclusively on the residential multifamily portfolio, which includes both owned assets and a fast-growing third-party management platform.

This is a highly visible, entrepreneurial leadership role ideal for a strategic marketer who thrives in both property-level performance marketing and business-to-business brand development. The Marketing Director will drive leasing results, strengthen brand recognition, and support business development initiatives as the company continues its rapid expansion. As the platform scales, this role is expected to grow in scope and may ultimately evolve into a Vice President–level position.

Position Overview

The Marketing Director is responsible for setting the overall marketing strategy and overseeing execution across all residential communities while also supporting the company’s third-party management growth through client-facing, B2B marketing initiatives. This role balances creative leadership, data-driven decision-making, and cross-functional collaboration to ensure marketing efforts directly support leasing velocity, occupancy, revenue, and long-term brand equity.

The ideal candidate understands how to analyze performance, identify what is working (and what is not), optimize marketing spend, and quarterback both internal teams and external vendor partners. This role will work closely with senior leadership across operations, leasing, asset management, development, and business development.

Key Responsibilities

Portfolio & Property Marketing

  • Develop and execute comprehensive marketing strategies for stabilized assets and lease-up communities to achieve occupancy, revenue, and budget goals.
  • Partner with Regional and Property Managers to tailor marketing plans by asset, submarket, and lifecycle stage.
  • Oversee campaign execution across digital marketing, ILS platforms, websites, SEO/SEM, social media, traditional advertising, PR, events, and experiential marketing.
  • Analyze marketing performance metrics including traffic, lead sources, conversion rates, cost per lease, and engagement to drive continuous optimization.
  • Ensure all prospect, resident, and customer touchpoints are consistent with brand standards and deliver a cohesive experience.

Analytics, Systems & Optimization

  • Evaluate existing marketing systems, tools, and workflows to improve reporting, efficiency, and ROI.
  • Leverage CRM, Yardi, website analytics, and performance data to inform strategy and decision-making.
  • Organize and scale marketing operations as the portfolio grows, with an emphasis on structure, accountability, and measurable outcomes.
  • Identify and introduce new technologies, platforms, or tools that improve marketing performance and operational efficiency.

Brand, Creative & Content Leadership

  • Own and evolve brand standards, ensuring consistency across all properties, departments, and channels.
  • Provide creative direction and oversight while managing third-party designers, agencies, and digital partners.
  • Oversee content creation for websites, ILS listings, social platforms, print collateral, video, virtual tours, and internal marketing needs.
  • Manage video production, virtual experiences, model unit branding, signage, and community marketing installations.
  • Maintain and enhance the company’s online reputation management strategy.

Business Development & B2B Marketing

  • Support the expansion of the third-party management platform through branding, positioning, and marketing materials.
  • Partner with senior residential leadership in client-facing presentations, pitches, and owner meetings.
  • Enhance existing third-party marketing packages and develop new materials to strengthen market differentiation.
  • Research competitors and market trends to keep the brand current and compelling.

Leadership & Team Development

  • Lead and develop the marketing function, whether as a solo leader initially or managing a growing team over time.
  • Hire, mentor, and guide marketing professionals as the department expands.
  • Develop sales training materials and conduct quarterly training sessions for property-level leasing teams.
  • Manage vendor relationships, contracts, and procurement for marketing services and promotional materials.

Qualifications

  • Bachelor’s degree in Marketing, Communications, Business, or a related field.
  • 6–10+ years of progressive marketing experience, preferably within residential multifamily real estate.
  • Proven experience with lease-up and stabilized asset marketing, including media planning, analytics, and performance optimization.
  • Strong B2C and B2B marketing background, with comfort supporting business development initiatives.
  • Experience working with institutional or growth-oriented real estate platforms (not mom-and-pop environments).
  • High level of proficiency with real estate marketing tools, CRMs, analytics platforms, and Yardi.
  • Strong analytical mindset with the ability to translate data into actionable strategy.
  • Excellent written, verbal, and presentation skills.
  • Highly organized, adaptable, and comfortable managing multiple priorities in a fast-paced environment.
  • Entrepreneurial mindset with the ability to lead independently while collaborating closely with senior leadership.
