Are you a seasoned building professional with a passion for keeping a large, bustling residential community running smoothly? We’re a New York City developer, owner, and manager of premier residential and commercial properties, seeking a dedicated full-time, live-in Superintendent for a vibrant upper Manhattan community of over 1,000 apartments. This is a hands-on leadership role where your expertise ensures residents enjoy a safe, well-maintained, and welcoming home.
What You’ll Do:
- Lead, train, and inspire a team of 50–60 32BJ building staff, including doormen, handymen, security, and porters. Schedule duties, manage coverage, oversee payroll, and ensure high performance across the team.
- Oversee preventive maintenance and repairs, keeping detailed records of equipment, contractor services, and project costs.
- Coordinate capital projects from inception to completion, including cost analyses and vendor management.
- Supervise vendors and contractors, ensuring work meets our high standards and service contracts are executed effectively.
- Partner with the Property Manager to resolve resident concerns and maintain excellent customer service standards.
- Conduct routine inspections of the building and grounds, maintaining accurate records and ensuring safety and functionality.
- Manage supply orders, purchase requests, and invoices, ensuring smooth operations and budget compliance.
- Oversee security systems and emergency protocols, responding to after-hours emergencies as needed.
What We’re Looking For:
- Current Fire Safety and EAP Licenses required.
- Experience working with unionized employees and knowledge of local residential property laws.
- 10+ years’ experience as a superintendent in a large-scale rental community.
- Expertise in mechanical systems, including low-pressure boilers/HVAC, fire alarms, electrical, and plumbing.
- Exceptional communication and tenant-relations skills, with a professional and diplomatic approach.
- Highly organized, detail-oriented, and committed to quality.
- Self-motivated, flexible, and capable of managing multiple priorities.
- Proficiency in MS Office (Word, Excel, Outlook); experience with Yardi is a plus.
