Maintenance Supervisor
Job Description
We’re seeking a hands-on, driven Maintenance Supervisor to lead a large, high-performing maintenance team across two communities. This role is ideal for a proactive leader who thrives in a fast-paced environment, takes pride in operational excellence, and knows how to balance technical expertise with team development.
You’ll oversee all maintenance operations—from service requests and preventative maintenance to capital projects and vendor management—while partnering closely with the Director of Site Operations to drive a forward-thinking, solutions-oriented approach.
What You’ll Do
- Lead, train, and develop a diverse maintenance team including supervisors, technicians, and support staff
- Oversee daily maintenance operations, ensuring timely completion of service requests and unit turns
- Implement and manage preventative maintenance programs to minimize emergency repairs
- Drive capital improvement projects and plan for future property needs
- Manage budgets, inventory, and procurement to maximize efficiency and control costs
- Ensure property-wide safety compliance, including OSHA standards, SDS protocols, and snow removal readiness
- Monitor property conditions and take immediate action to maintain high standards
- Oversee vendor relationships and ensure quality, cost-effective service delivery
- Partner with leadership on staffing, scheduling, performance management, and team growth
What You Bring
- Strong technical expertise in HVAC, plumbing, appliances, and general repairs
- Proven experience leading and developing maintenance teams
- Exceptional organizational skills, attention to detail, and problem-solving ability
- Knowledge of safety regulations, compliance standards, and risk management
- Ability to manage multiple priorities while maintaining a high level of service
- Professional communication and a strong customer service mindset

Qualifications
- Valid driver’s license and reliable transportation
- HVAC certification (required)
- EPA Certification (Type I & II or Universal)
- CPO certification (preferred)
- Willingness to obtain additional certifications as needed
