Job Description

We are seeking a hands-on Maintenance Supervisor to lead operations at a large, midrise, market-rate apartment community undergoing a significant value-add transformation.

About a year ago, ownership acquired the property and has since invested several million dollars in renovations. With much of the original team inherited, this role is a key leadership position focused on strengthening maintenance operations, improving efficiency, and elevating overall asset performance.

The Opportunity

This is an ideal role for a strong, experienced Maintenance Supervisor who leads from the front. You’ll step into a community where progress has already been made—particularly in reducing a backlog of work orders—and continue building momentum by implementing structure, accountability, and best practices.

Key Responsibilities

  • Oversee all day-to-day maintenance operations for a large multifamily community
  • Lead, mentor, and manage a team of:
    • 5–6 Maintenance Technicians
    • 3 Housekeepers
  • Actively participate in hands-on maintenance work alongside the team
  • Manage and coordinate third-party vendors to ensure quality and timely service
  • Continue reducing and maintaining control over work order volume and response times
  • Implement and maintain a strong preventative maintenance program
  • Conduct regular inspections of units, common areas, and building systems
  • Handle administrative responsibilities including tracking work orders, reporting, and system updates in AppFolio
  • Establish organization, prioritize tasks effectively, and ensure team accountability

What We’re Looking For

  • Proven experience as a Maintenance Supervisor or senior maintenance leader in multifamily housing (midrise and/or value-add experience preferred)
  • Strong hands-on technical knowledge across general maintenance, building systems, and apartment turns (certifications not required)
  • Demonstrated ability to lead and motivate a team while holding high standards
  • Experience managing vendors and overseeing outside contractors
  • Highly organized with the ability to prioritize and manage multiple demands
  • Proactive mindset with a focus on preventative maintenance and long-term asset care
  • Comfortable with administrative tasks and property management systems (AppFolio experience a plus)
  • A hardworking, roll-up-your-sleeves mentality
