Duties
- Provide responsive, professional customer service to all tenants in order to build positive tenant relations and communications.
- Preparation of units for new tenants, including assembling new furniture, hanging washroom fixtures and ensuring all furnishing are installed and operating
- Coordinate ongoing maintenance and inspections to comply with all relevant laws, codes, and company policies
- Keeping the properties healthy, habitable, presentable, and operational
- Maintain a high level of maintenance and repair standards and follow up
- Ensuring no water damage
- Regular cadence of property visits ensuring no break-in’s/illegal tenants or vandalism
- Determine what is needed for the properties to withstand any environmental changes
- Maintain records of repairs and invoices
- Negotiate service contracts when necessarily
- Schedule and inspect work
- Repair or replace damage
- Hire and supervise 3rd party companies when needed
- Help with development of budgets for the upkeep of equipment and property structures
- Conduct repairs on the company or building’s equipment such as heating and cooling systems, plumbing systems, or electrical systems
- Perform general aesthetic upkeep which can include painting, basic carpentry, or landscaping
- Handle pest control issues by spraying insecticide or calling and coordinating with the appropriate professionals
- Ensure locks are functioning properly and responding when there are issues
- Maintain and carry out a calendar of monthly and annual equipment checkups or repairs
- Provide after-hours emergency service when required
- Respond to tenant questions, concerns, emergencies, and complaints in a timely manner.
Qualifications:
- Possess a valid driver’s license in good standing
- Possess a clean background check if requested
- Any trades licensing is considered a strong asset
- Knowledge of electrical, and plumbing systems in day-to-day tasks for the job
- Ability to complete routine plumbing repairs, repairs – an asset
- Knowledge of heating and air conditioning units, plumbing systems, and electrical systems
- Advanced understanding of maintenance equipment, procedures, and techniques
- Proven ability to comply with operational policies and procedures, codes, and regulation
- Previous maintenance/contracting/construction work for at least 5 years is preferred
- WHMIS training and any other health and safety training is preferred
- Connections within the trades industry an asset
- Own a cellular phone
- High school diploma minimum education
- Must be able to read, write, and speak fluent English
- Possess ability to connect with a variety of personalities on the phone and in person
- Available to be on call and respond to maintenance requests on nights and weekends
