Maintenance Manager

Are you a hands-on leader with a knack for keeping things running smoothly? Join our team as a Maintenance Manager and take charge of the day-to-day maintenance operations at a well-established multifamily residential community. This is a key role for someone who enjoys leading a team, solving problems, and creating a comfortable and safe environment for residents.

What You’ll Do

As Maintenance Manager, you’ll supervise Maintenance Technicians and Porters while ensuring all repairs and property upkeep are handled efficiently and professionally. You’ll play a critical part in keeping our community well-maintained and our residents satisfied.

Key Responsibilities:

  • Assign and manage all daily work orders within 24 hours

  • Notify Property Manager of any delays in completing maintenance tasks

  • Troubleshoot and resolve issues related to:

    • Electrical

    • Plumbing

    • HVAC/air conditioning

    • Appliances

    • Carpentry

  • Partner with the leasing office to complete make-ready repairs on time

  • Update the Make Ready schedule daily in RealPage

  • Coordinate unit turns with both in-house staff and third-party vendors (e.g., flooring, appliances, materials)

  • Source project quotes and supervise contractors to ensure quality standards

  • Maintain accurate documentation for:

    • Preventive maintenance

    • Mechanical systems

    • Service requests

    • Unit turns

  • Assist with budgeting and provide maintenance-related reporting

  • Respond to emergency calls during on-call rotation

  • Ensure property compliance with local codes and safety regulations

  • Maintain dumpster areas and trash rooms

  • Participate in snow removal

  • Oversee inventory and supply orders

  • Coach, mentor, and support maintenance staff

What We’re Looking For

  • Proven experience leading a maintenance or facilities team

  • Working knowledge of plumbing, HVAC, electrical, carpentry, and appliance repair

  • Familiarity with RealPage, OneSite, or Yardi systems

  • Proficient in Microsoft Excel and Word

  • Strong customer service focus with excellent communication skills

  • Proactive, collaborative mindset

  • Clean driving record and reliable transportation for on-call duties

  • Bonus points for experience with automated work order systems, security camera systems, and pool maintenance
