A highly respected property management company is seeking an experienced Maintenance Director to oversee maintenance operations for a large-scale multifamily apartment community consisting of 1,500+ units. The Maintenance Director will lead a team of 20+ maintenance professionals while driving operational excellence, preventive maintenance programs, CapEx projects, resident satisfaction, safety compliance, and overall asset performance. This role is ideal for an experienced Regional Maintenance Supervisor, Senior Maintenance Manager, Multi-Site Maintenance Director, or Multifamily Maintenance Supervisor looking to take the next step in their career with a stable and growing organization.

Key Responsibilities – Multifamily Maintenance Director

• Lead, train, mentor, and manage a large maintenance team across a high-volume multifamily property

• Oversee all aspects of apartment maintenance operations, including preventive maintenance, emergency repairs, service requests, HVAC systems, plumbing, electrical, and building systems

• Direct large-scale capital improvement projects (CapEx), renovations, unit upgrades, and property improvement initiatives

• Ensure the apartment community maintains exceptional curb appeal, operational efficiency, and resident satisfaction

• Develop and manage maintenance budgets, vendor contracts, inventory controls, and expense management initiatives

• Implement and monitor preventive maintenance programs to maximize asset preservation and reduce operational downtime

• Manage vendor relationships, procurement processes, and contractor performance

• Conduct regular property inspections to ensure compliance with company standards, safety regulations, and quality expectations

• Oversee apartment turns and make-ready operations to ensure timely unit readiness and occupancy goals

• Lead OSHA compliance efforts, safety meetings, risk management initiatives, and workplace safety programs

• Collaborate with property management leadership to support occupancy goals, resident retention, inspections, and operational success

• Utilize property management software including Yardi, Excel, and maintenance tracking systems to manage workflow and reporting

Qualifications – Maintenance Director / Regional Maintenance Manager

• Proven experience in a Maintenance Director, Regional Maintenance Supervisor, Senior Maintenance Manager, or Multi-Site Maintenance leadership role

• Strong background in multifamily property management maintenance operations

• Experience managing large apartment communities, preferably 1,000+ units

• Demonstrated success overseeing CapEx projects, renovations, vendor management, and building operations

• Strong knowledge of HVAC, plumbing, electrical systems, preventive maintenance, and apartment maintenance best practices

• Experience with budgeting, financial reporting, expense control, and operational planning

• Proficiency with Yardi, Microsoft Excel, and property management technology platforms

• Excellent leadership, communication, organizational, and problem-solving skills

• Ability to thrive in a fast-paced, high-volume multifamily environment

Required Certifications

• OSHA 10 Certification (Required)

• EPA / HVAC Certification (Required)

Preferred Qualifications

• CPO Certification

• Military leadership experience

• Project management background

• Mold remediation experience
