POSITION SUMMARY:

The State Lead Title Insurance Underwriter (Florida) is a senior underwriting role responsible for evaluating title risk, issuing underwriting decisions, and providing expert guidance to agents, attorneys, and internal staff. This role will lead the underwriting function for the assigned state and play a central role in establishing, maintaining, and evolving the company’s state-specific underwriting guidelines. As the company’s presence in the state grows, this position will build and support a scalable underwriting operation and serve as the primary point of contact for complex or escalated underwriting matters.

Essential Functions

  • Lead the underwriting function for Florida.
  • Serve as the primary underwriting authority and escalation point for complex files.
  • Support the growth of the state underwriting team by providing coaching, mentoring, and process oversight.
  • Partner with executive leadership to design the future-state structure of the underwriting department as order volume expands.
  • Develop and maintain state-specific underwriting guidelines reflecting state law, regulatory requirements, and company risk appetite.
  • Ensure guidelines remain current with legislative changes, case law, and market trends.
  • Work with legal, compliance, and executive leadership to formalize and publish underwriting standards.
  • Support training efforts to roll out new or updated guidelines to agents and internal staff.
  • Assess title defects, liens, encumbrances, and vesting issues to determine insurability.
  • Issue underwriting decisions aligned with company policy and state-specific guidelines.
  • Draft clear requirements, exceptions, and approvals for both residential and commercial transactions.
  • Collaborate with curative teams, agents, and attorneys to resolve complex title issues.
  • Provide expert underwriting support to title agents, real estate attorneys, and internal teams.
  • Deliver training on guidelines, forms, underwriting practices, and state-specific nuances.
  • Help strengthen agency relationships by offering responsive, informed, and solution-oriented support.
  • Maintain accurate records of underwriting decisions and approvals.
  • Support internal audits and quality reviews.
  • Reinforce adherence to operational and regulatory requirements.

Education, Formal Training, and Experience

  • Minimum 5 years as a title insurance underwriter, OR 10+ years as a commercial examiner or title examiner.
  • Extensive experience in title insurance underwriting, with deep knowledge of Florida real estate law.
  • Demonstrated ability to review title searches, commitments, liens, and legal descriptions.
  • Strong understanding of state-specific statutes, recording requirements, and customary practices.
  • Excellent judgment and risk assessment skills.
  • Strong communication skills with the ability to explain complex title issues clearly.
  • Familiarity with industry platforms (SoftPro, Qualia, ResWare, etc.).
  • Experience supporting agents in both residential and commercial real estate.
  • Ability to lead, mentor, and support underwriting staff.
  • High attention to detail and accuracy in decision-making.
  • Prior leadership or team lead capacity within a title agency or underwriter is preferred.
  • Experience developing underwriting guidelines or policy manuals is preferred.
