Job Description

We are seeking a Vice President of Acquisitions / Head of Investments to lead investment strategy, acquisitions execution, and play a key role in the long-term leadership of the business. This is not a transactional role alone—it is a career-defining opportunity for a proven investment professional who wants to influence growth, operations, and ultimately step into the Chief Executive Officer role as part of a thoughtful, long-term succession plan.

The successful candidate will work closely with ownership and senior leadership, gaining deep exposure to every facet of the organization while immediately leading the acquisitions platform. With self-funded equity readily available, this role offers uncommon autonomy, speed, and alignment between strategy and execution.

Key Responsibilities

Acquisition & Investment Leadership

  • Lead the sourcing, evaluation, underwriting, negotiation, and execution of multifamily acquisition opportunities, both on-market and off-market
  • Develop and maintain strong relationships with brokers, owners, lenders, and industry partners
  • Oversee financial modeling, valuation, risk assessment, and due diligence processes
  • Drive disciplined investment decisions aligned with the Company’s long-term hold strategy
  • Manage transaction closings and oversee the seamless transition of acquired assets into in-house operations

Portfolio & Value Creation

  • Partner with asset management and operations teams to drive performance and long-term value across acquired properties
  • Apply a holistic investment mindset that integrates acquisition strategy with asset management, property operations, and capital planning

Leadership & Organizational Impact

  • Serve as a senior leader within the organization, fostering collaboration across investment, asset management, operations, finance, and property management teams
  • Help shape investment strategy, portfolio growth plans, and organizational priorities alongside ownership

CEO Succession Development

  • Participate in a structured leadership development path, rotating through key business functions including operations, asset management, finance, and organizational leadership
  • Develop a deep understanding of the Company’s culture, philosophy, and long-term vision
  • Prepare to assume the Chief Executive Officer role as part of a planned and seamless leadership transition

Ideal Candidate Profile

The ideal candidate brings 10+ years of experience in multifamily real estate investment with a proven track record in acquisitions. This individual may currently hold a title such as VP of Acquisitions, VP of Investments, VP of Finance, or VP of Asset Management, and does not need to be the top executive in their current organization.

Critical qualifications include:

  • Demonstrated success leading multifamily acquisitions from sourcing through closing
  • Strong underwriting, financial modeling, and transaction structuring expertise
  • Working knowledge of asset management, property management, finance, and business operations
  • Strategic thinker with strong business judgment and long-term perspective
  • Proven leadership ability with the potential to grow into enterprise-level responsibility
  • Strong reputation in the local market, relationship-driven, and not a job hopper
  • Philadelphia-area presence strongly preferred

While broad operational leadership experience is ideal, candidates with a deep acquisitions background and the capacity to learn and grow into broader leadership responsibilities are highly encouraged to apply.

Why This Role Is Unique

  • Direct path to CEO within a respected, privately held multifamily firm
  • Long-term ownership philosophy with aligned leadership and decision-making
  • Self-funded equity enables speed, flexibility, and conviction in acquisitions
  • Opportunity to shape the next 20+ years of a legacy organization
  • High-impact leadership role with meaningful influence beyond transactions

Our client is a family-owned, vertically integrated multifamily investment, development, and management firm with a 52+ year legacy in the apartment industry. Headquartered in Philadelphia, the Company owns and operates approximately 3,500 apartment units, all managed in-house across Greater Philadelphia, Southern New Jersey, and Orlando, Florida.

Historically focused on ground-up development, the Company has self-funded 100% of its equity and maintained a long-term ownership philosophy, selling assets only under exceptional circumstances. As senior development and construction leadership prepares for retirement over the next several years, the Company has made a strategic shift to grow exclusively through multifamily acquisitions—creating a rare opportunity for a senior investment leader to shape the next chapter of the organization.
