General Superintendent / Construction Project Manager, Multifamily
Sequence has been exclusively retained and is seeking a proven General Superintendent for one of the nation's most notable mixed portfolio products developers for a high-profile multi-family ground up project in the Ventura California. With a three-year construction backlog on the books currently and 30 locations here in southern California, this is project is schedule be followed by two addition in the area.
Leadership has us looking for a key General Superintendent/Site PM to lead site and project management efforts for one of their communities. Generally speaking, the right candidate would have excellent leadership qualities and construction knowledge that will allow him or her to take control of a project and produce results.
Key responsibilities would include:
- Supervises/Coordinate all construction services and activities
- To have a thorough and complete knowledge and understanding of the General Contract, each Subcontract, the contract drawings, specifications, etc. Ability to review for design deficiencies, impractical details, and possible code violations, and to bring these to the attention of the drafting team.
- Ability to assist in the development of the on‐site procedures.
- Provide leadership; establish and maintain positive, effective relationships with customers, contractors, suppliers and other employees to promote a positive project morale.
- Order materials and schedule inspections as necessary throughout the process.
- Effectively plan, coordinate, and supervise field personnel to achieve project completion on‐time and within budget, while maintaining quality workmanship.
- Drive cost‐effective project management techniques and strategies in the field.
- Maintain a daily job site log.
- Maintain strict build‐out construction schedule and make changes as necessary to ensure deadlines are met.
- Maintains and promotes an organized and safe site and insures that subcontractors enforce their safety programs including the holding of safety meetings. Refer and adhere to the company and OSHA regulations for further instruction.
- Verify that each Subcontractor has completed their contractual requirements as a condition to commencing work at the jobsite. This includes a Certificate of Insurance, a fully executed Subcontract, a Schedule of Values and a Safety Program.
From a skills perspective, ideally it is someone with excellent organizational abilities. While the company does look for cost and pricing opportunities, it is not one that goes to the lowest bidder in terms of contractor base. To them then, what is important in a superintendent is finding some that displays strong communications skills and can listen. Is tactful and mature and had the abilities to work well with diverse personalities. Pushing is important, but not at the cost of relationships in this current environment. Someone that can analyze problems and make timely, sound decisions based on risks, objectives, and costs is really the right person for this role.
Beyond being able to manage multiple contractors and sub-contractors and having abilities in scheduling, ordering, field supervision, quality control, and production of all phase of projects. Field personnel currently use PlanGrid varied windows, smartphone and tablet software; so comparable experience and knowledge would be desired.
