State Underwriting Lead – Florida
Department: National Title Insurance Underwriting
Reports to: Underwriting Manager
Position Summary
The State Underwriting Lead (Florida) is a senior-level role responsible for evaluating title risk, issuing underwriting decisions, and providing expert guidance to agents, attorneys, and internal teams. This position oversees the underwriting function for the state, ensuring consistent application of state-specific guidelines while supporting the growth of a scalable, high-performing underwriting operation. The role serves as the primary authority for complex or escalated matters and plays a key part in shaping and maintaining Florida underwriting standards.
Essential Functions
- Lead and manage the underwriting function for the State of Florida.
- Serve as the primary underwriting authority and escalation point for complex or high‑risk files.
- Mentor, coach, and support underwriting staff as the state operation expands.
- Partner with leadership to design and refine the future structure of the underwriting department.
- Develop, maintain, and update state-specific underwriting guidelines aligned with statutes, regulations, and company risk tolerance.
- Monitor legislative changes, case law, and market trends to ensure guidelines remain current.
- Collaborate with legal, compliance, and executive teams to formalize and publish underwriting standards.
- Support training initiatives for agents and internal staff on new or updated guidelines.
- Review title defects, liens, encumbrances, and vesting issues to determine insurability.
- Issue underwriting decisions consistent with company policy and state requirements.
- Draft clear requirements, exceptions, and approvals for residential and commercial transactions.
- Work closely with curative teams, agents, and attorneys to resolve complex title issues.
- Provide expert underwriting support to agents, attorneys, and internal departments.
- Deliver training on forms, guidelines, underwriting practices, and Florida-specific nuances.
- Strengthen agency relationships through responsive, informed, solution‑oriented support.
- Maintain accurate documentation of underwriting decisions and approvals.
- Support internal audits, quality reviews, and compliance initiatives.
- Reinforce adherence to operational, regulatory, and risk management standards.
Education, Training & Experience
- Minimum 5 years as a title insurance underwriter or 10+ years as a commercial or title examiner.
- Extensive experience in title insurance underwriting with strong knowledge of Florida real estate law.
- Proven ability to review title searches, commitments, liens, and legal descriptions.
- Strong understanding of state statutes, recording requirements, and customary practices.
- Excellent judgment, analytical ability, and risk assessment skills.
- Strong written and verbal communication skills with the ability to explain complex issues clearly.
- Familiarity with industry platforms (e.g., SoftPro, Qualia, ResWare).
- Experience supporting agents in both residential and commercial transactions.
- Demonstrated ability to lead, mentor, and support underwriting staff.
- High attention to detail and accuracy in decision-making.
- Prior leadership or team‑lead experience within a title agency or underwriter preferred.
- Experience developing underwriting guidelines or policy manuals preferred.
