Escrow Officer / Branch Manager

We are seeking a driven and detail-oriented Escrow Officer or Branch Manager to join our team. This role can be tailored to fit the right professional’s level of experience — whether you’re an accomplished escrow officer ready to take the next step into leadership, or an established branch manager seeking a new opportunity to oversee operations and drive performance in a dynamic environment.

In this role, you will be responsible for ensuring that property titles are clear, all contractual and financial obligations are met, and that transactions close smoothly and compliantly. You will handle or oversee the deposition of funds, review and process legal documents, and maintain positive relationships with clients, lenders, agents, and internal staff. Candidates with proven leadership experience may also be considered for the Branch Manager role, with additional responsibilities for managing staff, overseeing production, and developing business growth strategies.

Core Responsibilities

Escrow Officer Duties

  • Verify the accuracy of land ownership and title documentation.

  • Confer with buyers, sellers, agents, and lending institutions to coordinate closing details.

  • Examine property titles for liens, encumbrances, and delinquent taxes.

  • Review, summarize, and resolve issues related to mortgages, deeds of trust, and search activity documents.

  • Obtain and interpret property drawings, plats, and survey reports.

  • Ensure all contractual, financial, and compliance obligations are met by all parties prior to closing.

  • Prepare, review, and finalize all legal documents for closing.

  • Manage the secure holding and disbursement of escrow funds.

  • Finalize real estate transactions and prepare accurate closing reports.

  • Deliver exceptional customer service throughout the process, maintaining communication with all stakeholders.

Branch Manager Duties (as applicable based on experience)

  • Oversee daily branch operations and ensure smooth, compliant closings across all active files.

  • Lead, mentor, and train escrow and support staff, fostering a positive and efficient team environment.

  • Manage performance metrics, production goals, and service standards.

  • Develop and maintain relationships with clients, brokers, agents, and lenders to drive new business opportunities.

  • Ensure adherence to company policies, industry regulations, and underwriting requirements.

  • Identify opportunities for process improvements and operational efficiency.

  • Act as the primary point of contact for escalations and complex transactions.

Qualifications

  • Proven experience in escrow, title, or settlement services (management experience preferred for Branch Manager role).

  • Strong understanding of real estate contracts, title requirements, and escrow procedures.

  • Excellent organizational skills and attention to detail.

  • Strong written and verbal communication skills.

  • Ability to manage multiple priorities in a fast-paced, deadline-driven environment.

  • Leadership experience and team management skills (for Branch Manager consideration).

  • Familiarity with escrow/title software systems (e.g., SoftPro, RamQuest, ResWare, Qualia, etc.) is preferred.

  • State licensing or notary commission, as required.
