District Manager – Multifamily Portfolio
High Point / Graham, NC
A privately owned, well-established multifamily operator in the High Point/Graham area is seeking a driven and business-minded Area Manager to oversee a 3-property portfolio totaling 450+ units. This is a unique opportunity to step into a true “owner’s right hand” role within a lean, entrepreneurial organization where your impact will be immediate and visible.
You’ll be based at the flagship community while providing direct oversight and support to two additional properties led by on-site Property Managers. This is a hands-on leadership position for someone who understands the full business of multifamily operations—not just the day-to-day.

Key Responsibilities
- Oversee operations across a 3-property, 450+ unit portfolio of market-rate communities
- Lead, mentor, and hold on-site Property Managers accountable for performance
- Drive financial results with a strong command of:
- NOI
- Economic vs. physical occupancy
- GPR vs. actual income
- Budgeting and variance analysis
- Review and interpret reporting to make strategic operational decisions
- Manage and oversee court filings, evictions, and legal processes
- Partner directly with ownership to execute business plans and improve asset performance
- Ensure operational consistency while empowering site teams to perform
What We’re Looking For
- 3–5+ years of Property Management experience (tenure is critical; not a job-hopper)
- Ready to step into a multi-site/district role—or currently operating at that level
- Strong financial and operational acumen with a clear understanding of multifamily KPIs
- Experience with Class C/D or value-add assets strongly preferred
- Comfortable in a lean, less-structured environment without heavy corporate infrastructure
- Confident decision-maker who can operate independently without hand-holding
- Polished communicator and critical thinker with strong leadership instincts
- Ability to hold teams accountable while maintaining a collaborative culture
