Position Summary:

Director of Preconstruction will play a critical role in the success of multifamily projects by leading preconstruction team and ensuring the accurate and timely preparation of estimates, budgets, and proposals. Expertise in preconstruction processes and attention to detail will be instrumental in driving cost-effective and efficient project planning. Will collaborate closely with the development, design, and construction teams to optimize project outcomes and deliver exceptional results.

Essential Roles and Responsibilities:

  • Lead the preconstruction team in preparing comprehensive and accurate estimates and budgets for multifamily projects.
  • Collaborate with the development and design teams to provide value engineering and cost-saving recommendations during the design phase.
  • Manage the bidding process, subcontractor selection, and negotiation.
  • Oversee the preparation of detailed proposals, including scope of work, project schedules, and cost breakdowns.
  • Prepare and present preconstruction reports to company leadership and project stakeholders.
  • Develop and maintain strong relationships with subcontractors, vendors, and suppliers.
  • Stay informed of industry trends and best practices in preconstruction processes and cost estimation.
  • Ensure compliance with company policies, procedures, and quality standards.

Knowledge required to perform the essential responsibilities of the position:

  • Expert in project management methodologies and procedures.
  • Proven background in multifamily residential wood frame on site construction project management.

Skills required to perform the essential responsibilities of the position:

  • 10 (+) years of construction materials purchasing experience.
  • Experience in managing purchasing budgets and buyout with total value of up to $100,000,000.00.
  • Analytical thinking skills.

  • Strong math and budgeting skills.
  • Knowledge of the multifamily wood frame construction industry and materials to understand the Big Picture.
  • High level of experience with process management and improvement.
  • Strong knowledge of Microsoft Excel.
  • Strong knowledge of project scheduling software programs such as Microsoft Project.
  • Strong knowledge of project management platforms such as ProCore.

Financial responsibilities of the position:

  • Monitors, guides and has full control and responsibility of all project budget development financial balance sheets.
  • Reports the fiscal status of the project material purchasing budget on a daily, weekly and monthly bases to both internal and external project stake holders.
  • Preparations project preconstruction AIA financial documents.
  • Works directly with the corporate accounting department to ensure the accurate and timely management of the project’s preconstruction budget.
  • Directly manages the Procore purchasing function of the company.
