The Opportunity
We are partnering with a multifamily development and construction organization to identify a Director of Preconstruction who will play a critical role in shaping project feasibility, cost certainty, and execution strategy. This is a senior leadership position responsible for guiding preconstruction efforts across a multifamily platform, with direct influence over budgets, buyout strategy, systems, and cross-functional alignment.
Role Overview
The Director of Preconstruction leads the preconstruction team and oversees the preparation of accurate estimates, budgets, and proposals for multifamily projects. This individual collaborates closely with Development, Design, and Construction teams to drive value engineering, manage risk, and ensure projects transition seamlessly from concept through construction start.
Key Responsibilities

Lead and manage the preconstruction team in delivering comprehensive, accurate estimates and budgets

Collaborate with Development and Design teams to provide value engineering and cost-saving recommendations

Oversee the bidding process, subcontractor selection, negotiation, and buyout strategy

Direct preparation of detailed proposals including scope of work, schedules, and cost breakdowns

Prepare and present preconstruction reports to executive leadership and project stakeholders

Develop and maintain strong relationships with subcontractors, vendors, and suppliers

Ensure adherence to company policies, procedures, and quality standards

Monitor industry trends, construction pricing, and best practices to inform estimating strategy
Financial & Systems Oversight

Maintain full responsibility for project budget development and financial balance sheets during preconstruction

Report purchasing and budget status on a daily, weekly, and monthly basis to internal and external stakeholders

Prepare preconstruction-related AIA financial documentation

Partner closely with corporate accounting to ensure accurate and timely budget management

Directly manage the company’s Procore purchasing function
Experience & Qualifications
Required:
-
10+ years of experience in construction materials purchasing, estimating, or preconstruction leadership
-
Proven background in multifamily residential wood-frame construction
-
Experience managing purchasing budgets and buyouts with total values up to $100MM
-
Strong analytical thinking, business acumen, and negotiation skills

Advanced proficiency in Microsoft Excel

Strong working knowledge of Microsoft Project or similar scheduling software

High level of experience with Procore and construction management platforms

Ability to function at a high level with minimal supervision
