Position: Director of Finance – Real Estate / Property Management
Overview
Our client is seeking a Director of Finance to oversee the financial operations of their property management division and support the organization’s expansion into more complex real estate structures, including REITs and Limited Partnerships. This senior leadership role is both hands-on and strategic, responsible for financial reporting, compliance, entity structuring, and providing financial insights to guide executive decision-making.
The successful candidate will serve as a key liaison between internal leadership, investors, and external advisors, ensuring transparent and timely reporting at both the corporate and investment-entity levels.
Key Responsibilities
Financial Reporting & Analysis
- Oversee monthly, quarterly, and annual financial results across multiple entities (corporate, property management, REITs, and partnerships).
- Prepare and present consolidated reporting packages for senior management, boards, and investors.
- Conduct variance and performance analysis, providing strategic insights on portfolio results.
Budgeting, Forecasting & Cash Flow Management
- Lead the annual budgeting and forecasting process across the portfolio.
- Prepare forward-looking cash flow projections, stress tests, and scenario models for REIT and LP structures.
- Support capital planning and investor return analysis.
Financial Accounting & Compliance
- Manage all aspects of accounting and reporting, including consolidations, accruals, and fixed asset management.
- Ensure compliance with IFRS/ASPE and other applicable standards.
- Develop processes and controls for new entities, including chart of accounts setup and compliance protocols.
REIT & Limited Partnership Oversight
- Lead financial setup, reporting, and compliance for new REIT and LP entities.
- Coordinate with auditors, tax advisors, and legal counsel to ensure adherence to securities and partnership regulations.
- Support executive leadership with entity structuring, investment evaluations, and board/investor materials.
Operational Oversight
- Oversee property-level revenue recognition, expense allocations, and tenant chargebacks.
- Ensure operational accounting aligns with investor reporting standards.
Leadership & Special Projects
- Mentor and guide finance and administrative team members.
- Lead system enhancements, automation initiatives, and new entity integrations.
- Act as a primary contact for financial institutions, investors, and external accountants.
Qualifications
- CPA designation (required or in progress).
- 7–10+ years of progressive finance or accounting experience, ideally within real estate, REIT, or investment fund environments.
- Strong technical background in IFRS/ASPE, partnership accounting, and multi-entity consolidations.
- Experience developing financial frameworks for REITs and Limited Partnerships.
- Advanced Excel and financial modeling skills; ERP system proficiency.
- Proven leadership and team management experience.
- Exceptional communication and presentation skills.
- Highly analytical and detail-oriented, able to balance strategy and execution.
