The Opportunity

A mission-driven real estate organization is seeking a Director of Real Estate Development to lead the sourcing and execution of affordable housing projects from concept through completion. This role will oversee multiple developments at various stages and play a key part in advancing projects through financing, design, construction, and stabilization.


Role Overview

The Director of Development is responsible for managing the full development lifecycle, including due diligence, financing, entitlements, construction coordination, and project delivery. This role works closely with senior leadership and internal teams to ensure projects move forward efficiently and remain aligned with financial objectives and long-term strategy.


Key Responsibilities

Development Execution & Project Leadership

  • Lead projects from initial concept through construction and stabilization
  • Manage multiple developments simultaneously, ensuring schedules, budgets, and milestones are met
  • Coordinate internal teams and external partners to keep projects moving forward
  • Monitor construction progress in coordination with construction teams to ensure quality and compliance

Predevelopment & Due Diligence

  • Identify and evaluate development opportunities
  • Assess site feasibility including zoning, density, environmental conditions, and overall viability
  • Lead early-stage due diligence and advance projects through entitlements and approvals

Financing & Capital Structuring

  • Develop financial models to evaluate project feasibility
  • Lead preparation and submission of financing applications, including LIHTC and other funding sources
  • Structure and negotiate debt and equity financing
  • Manage predevelopment budgets and timing of expenditures

Consultant & Stakeholder Coordination

  • Coordinate architects, engineers, consultants, and third-party partners
  • Build and maintain relationships with lenders, investors, municipalities, and community stakeholders
  • Present project plans and updates to internal leadership and external stakeholders

Project Closeout & Compliance

  • Oversee project closeout including cost certifications and required documentation
  • Ensure compliance with lender, investor, and regulatory requirements
  • Support transition from construction to stabilized operations

Experience & Qualifications

Required

  • 4+ years of experience in real estate development
  • Experience managing projects through multiple phases of development
  • Strong financial and analytical skills, including deal structuring
  • Ability to manage multiple projects and priorities simultaneously
  • Strong communication and presentation skills

Preferred

  • Experience with affordable housing development
  • Working knowledge of LIHTC (Section 42) and public financing programs
