Construction Manager

The Construction Manager will be a member of the development team and coordinate with Development Managers on project design, land planning, construction cost estimating, and overall project delivery. Our client generally manages the active construction of five to seven projects each year. The Construction Manager will serve as the day‐to‐day owner’s representative during the construction and inspection/approval process for projects at varying stages of completion. The ideal candidate will be experienced in multi‐family construction and have a general understanding of the design and construction requirements of affordable and mixed income housing developments.

Job Responsibilities:

Pre‐Construction:

  • Prepare preliminary cost estimates and schedules for development projections
  • Identify areas of potential development risk during construction
  • Assist with the completion of site due diligence activities, including surveying, geotechnical and environmental investigations
  • Provide knowledge of construction efficiencies and processes to promote high quality projects which can be delivered efficiently and within development budget
  • Coordinate design and engineering professionals to obtain high quality construction documents and ensure timely submissions for permitting and due diligence reviews
  • Interface with City/County staff as required to obtain permits in a timely manner
  • Coordinate with general contractor during the cost estimation process, including review and analysis bid documents as required
  • Work with development team to negotiate and finalize construction contracts, including retainage requirements, bonus/liquidated damage language, MWBE or other targeted hiring requirements, shared savings clauses, dispute resolution processes,
  • Assist in obtaining construction information required to meet requirements for project investors and loan closings
  • Investigate and provide insight into new innovations and trends in design, construction, and project delivery methods within the industry for potential implementation
  • Develop and maintain baseline design specifications for developments

Construction:

  • Travel as required to monitor construction activities (generally, within 300 miles of Charlotte, NC)
  • Oversee general contracting activities and schedule to ensure on time project delivery
  • Oversee construction buy out and changes to ensure on budget project delivery
  • Manage general contractor to ensure ongoing compliance with the construction contract
  • Monitor and coordinate interactions between general contractor, architects and engineers to ensure timely response to requests for information and dispute resolution
  • Manage and review all documentation required for successful construction draw requests, including contractor pay applications, proposed change orders, lien waivers,
  • Oversee the final punch and delivery of completed construction to management company
  • Close out all on‐site construction including obtaining warranty documents, overseeing final certificate of occupancy approvals, and obtaining final compliance approvals
  • Approve the release of final retainage
  • Coordinate and oversee the successful implementation of vendor contracts not typically held under the contract for construction such as signage installers, playground suppliers, FF&E,

Post Construction:

  • Coordinate with property management staff, company asset managers and general contractors to ensure that all warranty issues are addressed in a timely manner
  • Analyze design, construction, and cost trends on completed projects to identify potential areas of improvement and savings and ensure integration into future pre‐construction processes

Education/Experience and Ideal Candidate Qualifications:

  • Bachelor’s degree required in construction management, civil engineering, architecture or related field
  • 5+ years’ experience in construction management or construction administration, including substantial work on multi‐family projects. Some prior on‐site supervision or inspection experience and multi‐site supervision or inspection experience is
  • Established record of success having overseen the construction and delivery of several multi‐family projects on time and on budget
  • Excellent verbal and written communication skills
  • Strong relevant computer skills, including efficient use of Excel, Project, Word, Outlook, Adobe and other relevant programs
